From Casa del Falcetto, the views are nothing short of extraordinary. In every direction, uninterrupted 360‑degree panoramas of the National Park unfold—vast, dramatic, and endlessly captivating. The sense of space and tranquillity is profound, creating an immediate feeling of escape.

Despite its elevated position, the villa offers easy access and generous private parking, with none of the steep drops or precarious edges often associated with hillside properties. Arrival is effortless and reassuring.

Whether you are relaxing in the lounge, enjoying the serenity of the poolside, or stepping out onto one of the Juliet balconies that grace the two principal bedrooms, the views are ever‑changing and deeply atmospheric. Below lie a small local farm and a charming country church, while further afield, perched high on the surrounding hills like an eagle’s eyrie, are the historic fortress villages of Castiglioncello and Pugliano.

At lunchtime, the local bar in Pugliano serves some of the finest pasta in the area—an authentic and much‑loved local secret.
Just three miles away, in Reusa, you will find the acclaimed restaurant Spino Fioretti, where a superb weekday lunch—Pranzo del Lavoro—is available Monday to Friday for around €12, including water and wine, offering outstanding value without compromising on quality.

Within one hour by car, you can reach the beautiful beaches of Lerici and Portovenere, as well as the heart of the UNESCO World Heritage Site of the Cinque Terre, with its colourful villages, secluded coves, and dramatic cliffs plunging into the sea. A little further afield lie Santa Margherita, Portofino, Rapallo, and vibrant Viareggio, while inland journeys lead to Parma, famed for its Parmesan cheese and Parma ham—or onward to the incomparable city of Florence. The possibilities are truly endless.

My name is Linda, and together with my two children, Emma and Mark, we are proud owners of this villa, which we lovingly run as a holiday home for guests from all over the world. It is truly a family endeavour, cared for with attention to detail and a deep appreciation for the extraordinary setting in which it stands.
Our home is also shared by the next generation of the family—my granddaughter Liana and grandson Harry—and it brings us great joy to welcome guests to a place that has been filled with so many happy memories over the years.

Why they chose this property

Our journey began rather unexpectedly. After my husband Tony experienced a health scare, we found ourselves searching for a project—something positive to focus on, without any real expectation that it would lead anywhere in particular.
That search brought us to Lunigiana, the ancient name for the northernmost corner of Tuscany. As we drove higher into the foothills of the Apuane Mountains, approaching the edges of the National Park, almost every bend in the road revealed either a charming village scene or a breathtaking panoramic view. Eventually, we arrived at the fortress village of Casola, dramatically set on a rocky outcrop, just as you might imagine from a travel book.
The surrounding landscape is completely unspoilt, and when we first set eyes on what would become our home—a delightful old barn tucked among vine terraces and olive groves, high on the hillside—we knew, despite our best efforts to remain sensible, that it was “a done deal.” That was in 2004, the year we lovingly converted the barn into our house.
Since then, it has been the setting for countless relaxing holidays and happy weeks, both as a couple and with children. Over the years, many of our guests have told us what a truly special place this is—a sentiment we never tire of hearing.
More recently, we have continued to enhance the property for guests’ comfort and enjoyment. These improvements include a new kitchen, upgraded outdoor furniture, and a new patio designed for al‑fresco dining, allowing you to fully appreciate the extraordinary views. We have also installed an air‑source heat pump to heat the swimming pool, extending the swimming season, and added an outdoor shower, perfect for both our human guests and their four‑legged companions.

What makes this property unique

Enjoy total peace, quiet and complete privacy—it’s quite something here. Spotting a car on the road across the valley is a rare event, adding to the sense of seclusion and calm.
You’ll have exclusive use of a large 10m x 5m heated swimming pool, heated at no extra cost to guests between April and September, and perfectly positioned to offer beautiful views in every direction.
The surrounding area is ideal for those who love the outdoors, with lovely countryside tracks right on your doorstep, perfect for peaceful walks and making your own discoveries.
If you fancy a change of scene, there is a wonderful choice of places to explore. The coast offers everything from lively resorts such as Viareggio and Rapallo to the elegance and charm of Portovenere and the Cinque Terre, with their stunning coastal scenery. For culture lovers, the great Renaissance cities of Pisa, Florence, and the beautiful, historic Lucca are all within easy reach.
A train station just 10 minutes away in Pieve San Lorenzo offers direct services to Lucca, or connections via Aulla for Pisa and Florence. Journey times are typically around one to one and a half hours, making day trips easy and convenient.
