Ground floor with living room - two sofas and a cosy gas flame stove. Charming home-from-home decorative style. Dining area, table and chairs at one end. Next door, an up to date fitted kitchen with hatch to living room. Also on ground floor a bathroom with underfloor heating and a double bedroom (double bed). Upstairs, the second double bedroom which can be made up as two single beds or a double. Small veranda. Plus the third, (very) small bedroom. Ask owner for correct prices and cancellation policy. The living room has just been decorated. New French doors have been fitted in last six-months. A new sofa is budgeted for next month. Some minor issues such as filling a crack in the kitchen wall and repainting are on the list for when we next have a gap in visits. Renewal and refurbishment is a constant process in this 100 year old property which reaches a high overall standard and passes its yearly inspection by Holiday Cottages.
Just back from a lovely weekend exploring the New Forest by bike and the cottage was the perfect base. A little difficult to find in the dark, but once discovered it offers everything you need for a weekend stay. A well equipped kitchen, comfy beds and a warming gas fired stove. Our party of 4 adults had a most enjoyable time.

Quaint cottage, well equipped. very comfy beds. Owner was very helpful and on hand if required. The cottage isn't easily accessible if you have a very large car as drive to cottage is very narrow. There is a cattle grid at the entrance which was a little tricky walking out with the dog. Great location for everything plus fairly local pubs
There don't seem to be that many small properties to rent outside of the main villages and towns so if you want to feel a little more in the forest this is perfect. Heath's, woods and Hatchet Pond are all walkable from your door in a few minutes. The house is cosy with a lovely living room and well appointed to kitchen. The hosts were lovely and even left us some wine and chocolates. Recommended.

This cottage has the potential to be really lovely! It’s in a brilliant position, is cosy within and very well equipped. However before the season really gets going it could do with a thorough spring clean inside and out. Also the drive and turning area are too tight for anything but a small family car and this could be easily rectified.

The annual spring clean is under way. The changeover team has to allocate special sessions for this - it can't be done in one go.
Other tenants comment on the high standard of cleaning and presentation but this is not to say that deep cleaning eg in cupboards has to be done - and is done.
Turning space in the drive is 'not easily rectified'. The description of the cottage makes it clear that one car is OK, two a squeeze. Nothing is being hidden from prospective tenants and most tenants are completely relaxed about it having taken note before booking that the drive is small..
Great communication with owners who promptly switched our stay following 2nd lockdown announcement, and throughout the process kept us informed about out stay. Contact less check in which was nice and easy. Cottage in the heart of the New Forest which is an idyllic setting for a nice relaxing time and a great location for the start of walks. Cottage itself was so homely and has all of the things you would need for a stay cation. We had a really enjoyable time, and our little dog loved it too. Thank you so much.

The cottage is clean and well equipped . It took a while to get it to be cosy as the heating was complicated and in my opinion difficult to follow . Not all the electric sockets worked . It would have been helpful to have had a separate sheet of paper explaining where to find the gas heater’s controls and how to operate them ( it took me half an hour to find them on a cold wet Friday )
The host was very communicative , the directions to the place were very precise and helpful. Everything was as described and welcoming. It was very clean and cosy . We would love to stay again. Although very close to the owners main house it doesn't feel intrusive . It is in a perfect position to enjoy the New Forest.
Positives - Andrew was very welcoming. The cottage is in a lovely location direct access to the New forest. Everything you need in the kitchen and lounge to make your stay comfortable, you can see the owners have taken care to make this a very cosy stay. Beds were very comfortable.Downside - Getting down to the cottage parking was quite upsetting as the hedge had enough depth to be cut back further, but the first time we went down the little entrance the hedging put a nasty scratch on our our car. Sorry Andrew but my husband had to snap the offending bits off. Will definitely be revisiting if after our comment we would be welcome.
Excellent value for money and in an amazing location, great location to go and explore the surrounding area more, or even to sit and enjoy the peace and quiet!

Instructions were great and easy to find considering the remoteness of the property. The cottage itself is lovely, charming in fact with really easy access to the New Forrest on foot or by car. The only reason I mark it down a bit is it could do with some TLC and a good dusting. Otherwise it’s a perfect place for a short stay. Nice job.

There are one or two minor maintenance items which we have highlighted on a notice in the cottage. They are on the list for attention when we can find a gap between lets. All properties have a few minor items needing attention and this is no exception. It is the overall standard that matters. As the ground floor was entirely repainted in January the place presents as fresh and clean. I don't think it needed dusting because I oversaw the changeover team but if they missed one or two areas, that's regrettable. Most guests remark on the high standards we work hard to maintain.
We loved it here. Home from home. Perfect location for walks from the door. Easy access to lots of places too. We'll equipped kitchen. Lovely and peaceful.

My husband and I stayed in this lovely little cottage whilst visiting our daughter and her family.
The cottage is in a very quite country location in the heart of the beautiful New Forest.
Andrew, the owner ensured we had a comfortable stay with a friendly greeting and welcome basket in the form of a bottle of wine, chocolates and some scrumptious jam.
Even though the temperature was quite chilly, the cottage offed a wealth of heaters and a gas fire to keep us warm. The central heating within the cottage is not accessible until November.
We had a comfortable pleasant stay and I’m sure we will be back again.

Only comment is the central heating is generally not necessary and not used unless it is unusually cold. This because we are on mains gas and the bottle s run down very fast.
Lovely quirky little cottage is a wonderful location. Literally new forest on the doorstep!
Would definitely stay again! Few spiders, cobwebs and sticky doors but what u would expect for a lovely country retreat!!

I am afraid the spiders get back to work as soon as the cleaners remove them at changeover! And yes, some door replacement and maintenance is on the maintenance list.
Everything you need in this lovely cottage - we cooked one night and the kitchen is very well equipped. Excellent communication, easy independent arrival instructions and the owners were available if we needed (we didn't) but equally very discreet. Outdoor dining table too which we used for breakfast - excellent access to bike rides and walks and we'd love to return

The cottage was very dirty, the owner told us the cleaner had just left. It was so bad we took photo
The parking was so small a larger car could not have turned round. There was a slug crawling up the wall in the bedroom. The window sill in the bathroom was full of dirt. The entrance door so just covered in dirt. There were cobwebs every where. Behind the toilet was dirty. Every where needed either cleaning or repairing. I have photos to back up everything have said

Sincere apologies for these unusual oversights by our changeover team: the slug must have got in through the bathroom window, which was left open in order to air the place - not appetising; there probably was some dirt on the inside of the front door which was overlooked; there is some condensation mould behind the loo which was missed; and there probably were cobwebs - this is a country location and although we remove cobwebs at changeover they can appear overnight. We will take these up with the cleaners who are only human and sometimes have to work quickly.
In the entrance passage and cleaner's cupboard some small areas have cracked paint but these are not significant given the good overall condition of the interior and exterior - the cottage has recently been re-roofed with quality cedar tiles so it is not right to imply that the owner does not keep it in good repair.
The strong wording and tone of this review makes it sound as if the place is left filthy for guests and is in bad repair. This is untrue and unfair. If it were, it's very doubtful that we would get such an overwhelmingly positive response to the cottage - see the other reviews.
The parking area is OK for one regular sized car and everywhere the cottage is advertised makes that clear.
The owner went out of his way to accommodate this guest by adjusting the price and by taking a booking from Mon to Thur - just three nights when we usually accept seven nights starting on a Friday. Friday is changeover day and although there is no excuse for cleaning ommissions it's possible that the reason for these was reduced time because the cleaners had to make a special visit.

I am married with two sons in their 30s. I live in London during the week where I run my publishing business, Duncan Petersen Publishing.
