This is a high quality 4 bedroom/3 bath townhouse sleeping 8 people situated near a conservation area which includes a lake. The fully air conditioned accommodation consists of entrance hall with downstairs bathroom facilities, the first bedroom on the ground floor with a queen size bed, living room and dining area with a fully equipped kitchen for your self-catering needs. Upstairs there are 2 twin bedrooms, each with 2 single beds and walk in wardrobes and a large master en-suite bedroom with king size bed, and shower/bath. There is also a further family bathroom on the first floor for the twin rooms to have access too. All towels facecloths pool towels bedding , furnishings, and utensils are supplied. There is a basic startup of toilet rolls and hand soap provided in each bathroom for the first couple of days, there after it is the renters responsibility to ensure they bring enough toiletries to satisfy themselves past the first couple of days There is a parking area to the front of the property with space for 2 vehicles.



This townhouse was completed in Oct 2007 and is based within a fully managed resort which , only 3 miles from the Disney resort. This is a high quality 4 bedroom/3 bath townhouse which can sleep up to 8.The fully air conditioned accommodation consists of entrance hall with downstairs bathroom facilities, a lounge and dining area with a fully equipped kitchen for your self-catering needs. The first bedroom is on the ground floor with a queen size bed, and a walk-in wardrobe. Upstairs there is a large master en-suite bedroom with king size bed, walk-in wardrobe and shower/bath. There are 2 twin bedrooms, each with 2 single beds and walk in wardrobes. There is also a further family bathroom. All linen, furnishings, and utensils are supplied. There is a parking area to the front of the property with space for 2 vehicles.


Additional Information: All bedrooms have a tv.

In the lounge area to accompany the 42' HDTV is a DVD player .

The house is equipped to provide wireless internet throughout the property.

Lovely time, great location

We had 15 nights here and it was in a great location. The pool was a short walk away but far enough away we didn't hear any noise from it. Everything we needed in the accommodation to cook for our family.Gated community was nice and having old town in walking distance was a bonus to go out on an evening and not have to drive.Would stay here again.

Close to Disney and comfortable

Property was exactly as advertised and served our purpose well. We just had coffee and left for the parks all day, returning only to sleep. We didn't cook or use the pool, the furniture is worn, not fancy, but clean & comfortable. Would stay there again.

Great Location to Disney!!

Nice place, clean, well supplied. No trouble check in and getting in gate and door. The only issue we had was we noticed our allergies started acing up? We checked the air filter and it appeared to need to be changed. Definitely worth the price!!

Great Stay

We enjoyed our stay at this location and will definitely return in the future. It was a great deal for the price. We had an issue during our stay and were able to reach the management company quickly. We spent all of our days at Disney but were able to get to the pool once, it was very nice, clean, and quiet.

Highly recommend

This was the fourth time I have stayed at Regal Oaks in various properties. I found this to be by-far the best value for money of them all. The property was very clean and the owner great at communicating. I would highly recommend this property to anyone looking to stay in Kissimmee

Very clean and tidy property

This property is located in the Royal Oaks Resort, gated community. The community, as a whole, was very well maintained. The property was very well maintained and clean. It had all the utensils and plenty of them. The resort is located behind an amusement park, but we did not hear the amusement park, at all. We would definitely use this property, again. Thanks 4 Canadian Golfers.

Great location, lovely accommodation

We stayed for 2 weeks in October/November, family of 7. The location was absolutely perfect for us, we love to visit Old Town so being able to walk and enjoy a beer or two was great. We didn’t try out the pool facilities so cannot comment, but it did look fabulous. The resort was very easy to navigate to from the airport and distance to all theme parks was ideal. Only a couple of junctions and we could be on route to the parks or beautiful Celebration for a fabulous breakfast in the diner, We thought the resort was incredibly quiet, considering the location we expected it to be fairly noisy but this was definitely not the case. The cost of our stay was superb value and we will not hesitate to book again if we visit in the future,

PreCruise Stay

Booked for few days prior to cruise. Basic place- very clean except for stairway carpet in great need of cleaning. Would have appreciated more trash bags- 2 is not enough for 6 people and multiple days. Also concerned that they had us strip beds but did not include mattress covers or blankets- do you not wash? Good location and very quiet.

We love this place!

This is our 2nd year in a row staying at this property. The only complaints I have is the mattress in the master bedroom is so uncomfortable and there is no recliner but i went and bought an air mattress and all was good. Everyone else sleeps comfortably. I have chronic back pain and fibromyalgia so im kind of a bad judge. Everything else we absolutely love this place! It is close to the park. I think it takes us like 10 minutes to get to magic kingdom. It is also located very near several shopping areas and a small carnival like area. We will absolutely be coming back to stay here for many years to come hopefully.

Toilet Paper

Property was very nice however, we had to go out and buy toilet paper, soap and shampoo second day. There was only one tiny roll per bathroom which is not nearly enough. A one night stay at hotel provides these basics and enough for the length of stay. We were using uber so not having these items was frustrating.

You get what you pay for. Avoid!

Great location. Upon checking in things were fine. We walked in and the home was in used condition to include a few holes in walls, dirty carpets, mildew/mold around windows. The rental was listed at a great price so I chalked it up to you get what you pay for. Trash was supposed to be collected everyday except Tuesday and Thursdays. Trash was never collected the whole time we were there. I figured it was just because of the Holidays. Our first night there we had to call to get new code to door because the one given did not work. Nothing was provided. We had to get our own dish soap, trash bags, paper towels, and toilet paper. Again, not a big deal I took it as you get what you pay for. We checked out leaving the home clean and everything wiped down trash gathered, swept and all. We received a charge for damages saying the carpet was stained. I was very taken back due to the fact we took very good care of the rental. I contacted the owner and advised him of the issue and that I did have before pictures of the rental to how we left it. Not very friendly. Not sure if there was a miscommunication with the manager and the owner or what. I will absolutely not recommend renting this unit.

Disappointed

This property is a good value if you are paying the base daily rate. Negative: - It's tired. The TVs are small and old, some of the furniture is damaged, and the house (counters, walls) show signs of heavy use and/or damage. The washer and dryer are old and sound like a plane taking off. The kitchen is outfitted with cheap and junky cookware and accessories. The furniture is cheap is showing it's age. - It is not in a nice area. There is a loud amusement park next door that stays open late and you can plainly hear through closed windows. - The "resort" is similarly tired. We tried to go swimming one day and the entire pool was closed due to someone having an accident. There are signs in every room about what to do and not to do. It was difficult to "relax" while constantly worrying about breaking a rule or now following the right procedure. Some of the procedures are not correct (checking in and out). Unacceptable: We were happy with the condo, especially given the price. However, we noted multiple minor issues, like the ones outlined above, especially with regards to the wear and tear of the house. But it's a full-time rental, so we weren't expecting the world. A week after we checked out, we were charged an outrageous sum for damage we know was already there and then refunded a small portion when we complained. If you stay here, take lots of pictures at check in to protect yourself, or the cost of your vacation will go up considerably.

Why they chose this property

Regal Oaks in situated in a great location! It is in a quiet location surrounding a lake that is protected for a nature reserve. It is very close to all the major theme parks and is only a short walk into Old town and to the Highway 192. There is a bus stop a short distance away ( at the top of the road - on the192).
