This is a true "Holiday House" Wild Birds are attracted to the extensive Gardens, The canal is very healthy, full of Fish , crabs and dolphins galore !
The Property is Located in the Hidden nook of "South Yunderup" , around an Hour South of Perth Western Australia Via Freeway
The property has extensive canal frontage , with Views across the waterway to the Park opposite , Its North Facing aspect allows the winter sun rays to penetrate into the House, & in summer there is plenty of shade.
Access to Mandurah Estuary is less than 20 mins via the canal system

The House has its own jetty and floating dock for canoes and skis, The limestone walkways take you from the upper alfresco / house level to the waters edge on the canal which is backed by the Garden .... no stairs , Ramps only
Its Shaded Alfresco with a Large BBQ is situated on the high side of the Garden, the same level as the Jacuzzi and the house, The door from the Alfresco leads into the Dinning room with its Table and seating for 8 , the Dining is next to the Kitchen, with a Dishwasher , Large Air fryer, 4 x toaster , kettle , wall oven & microwave , Coffee pod and Milk frother , All utensils, pots , plates ,wine glasses , Pint glasses & Coffee mugs... & More
The kitchen looks over the Games room , with its Table Tennis table and sit down round table for other Games.. some other kids stuff & Thingys ...A door between the kitchen and Dining rooms take you to the two bedrooms located either side of the Small bathroom, separate toilet & Laundry with its large washer and Dryer setup .
Go to the other end of the house , on the other side of the dining room Room is the Lounge room with TV, & two off 3 seater and one off 2 seater lounges , from here you walk to the hall of the two Bedrooms , between them is the large Bathroom with lots space, no different levels or Hob to cause trips , there are lots of support rails .

The Double garage has room for two vehicles and the driveway can fit two cars and a boat trailer .If more than 4 cars are staying, please tell me..
A Dartboard in the garage (Bring your Darts), at least 2 x crab nets , shower chair , a small roller door opens from the rear of the garage to the clothes line and canoes.



Bedrooms are all Similar with a Queen bed , 4 pillows , a Doona, a fitted & top Sheet and a table & small wardrobe for hanging clothes . All bedrooms have common Ducted air conditioning.
