Welcome to Alohawaii Properties by the Sea, a licensed transient accommodations operator (License 1990/NUC-1760), Registration Numbers GE-039-001-2928-01, TA-039-001-2928-01).

We have an amazing location under a 1 minute walk to Kailua Beach Park! Our villa is tucked away on a private beach lane, offering a beautiful shared pool, hot tub, and lush Hawaiian gardens. Inside, you'll find air conditioning in every room and free WiFi. For your convenience, we provide a hair dryer, shampoo, conditioner, and body wash. You'll also have shared access to a washer/dryer with laundry supplies, a gas BBQ, bikes, boogie boards, coolers, beach chairs, mats, and towels for outdoor fun. Please note that there is a spiral staircase in the unit. Both bedrooms are upstairs, and you'll need to pass through one bedroom to reach the other. However, each bedroom has its own private bathroom.

The highlight of our villa is its unbeatable location just a short 1-2 minute walk down a private beach lane to Kailua Beach Park, recognized as one of the most beautiful beaches in the country. The calm waters, thanks to the coral reef just half a mile offshore, make it perfect for swimming, snorkeling, and kayaking.

We had a wonderful stay! The location was amazing - a quick walk across the street to the beach and very close to some of our favorite restaurants and shops. The unit was incredibly clean and the hosts were very welcoming and responsive.

Trip for tutu

My two adult sons and I brought tutu’s ashes home. I am from Kailua.the location was perfect to see old friends. Big plus that we could walk to Buzz’s walks on the beach every day ocean kiaking, and hiking to the pillbox.house was quiet,and comfortable Aloha and mahalo Lynn

Kailua beach apartment

We had 4 adults in the apartment. The space is small, but we didn’t spend much time indoors so it worked fine for our family group. Access to the second (large) bedroom and bath is through the first (very small) bedroom, so there’s not much privacy. Parking is available on the property but very tight. Great access to the beach just across the road, and lots of beach chairs, umbrellas, etc provided. Nice to have the pool on site too!

Hawaii Vacation

The house was great, we loved the pool area. It felt like you were totally secluded. Nik was very accommodating letting us stay a few extra hours until we had to leave for the airport. Very clean and comfortable. If we come back, we will stay here again!

Location Location Location

This property was exactly what we were looking for….cozy - convenient- clean. The master bedroom was much larger than photos showed which was nice. It was a little inconvenient to have to walk through the second bedroom to get to it but the doors maintain privacy. Bathrooms for each bedroom was nice. The kitchen was stocked with all utensils, dishes, and a condiments and a necessary coffee pot. The main thing we loved was a 2 minute walk to a beautiful beach and the beach accessories ! The location avoids the massive traffic in Honolulu so that was wonderful going to the North Shore. We loved our stay here and recommend it 100%

Amazing stay

I loved this property. It had everything we needed, and the location being just a short walk from the beach can’t really be beat. It was clean, with easy check in and out. The only thing is that this unit required you to walk through one bedroom to get to the other. Fine for our party, but I just didn’t expect it.

Nice short walk to the beach!

We had a great time and the location couldn't be better. The beach is a 5 minute walk away.... And downtown Kailua is a short drive to all types of stores and restaurants. Thank you too Steve, Susan and Zak. We'll be back!

Cute Property, Great Location, Lovely Outdoor Space

We loved our stay in the Palm Villa. The location could not be better for Kailua Beach Park and the courtyard with the pool was a lovely place for a relaxing breakfast. There were a few items that needed replacing but Sue was quick to help us.

Exceptional communication with hosts and property is ideally located to enjoy Kailua Beach and Lanikai! Our stay was fabulous and the hosts have thought of everything to have on hand so you don’t waste a lot of time or money on things you can’t take home like chairs, boogie boards etc. We loved our stay and the location, and will definitely plan to come back!

Outdated propriety with problems

We stayed six nights and were very disappointed, especially after paying over 3,000. The home is outdated, with old furniture, a musty smell, and a toilet that wouldn’t stop running. The pool had missing tiles, was dirty, and the entrance wasn’t cleaned. There was a cockroach issue—couldn’t leave food out—and no stove, only a grill. Birds nested above a bedroom window, making noise early every morning. The owners were kind and tried to help, but the property seems out of their control. The location is awesome, but poor maintenance ruined our only planned vacation.

Will definitely come back!

Unbeatable location for sure. Spouse and I stayed for 5 nights in August with 10-year-old kid. The place was the perfect size for our family. A couple was staying in one of the other units but we hardly knew they were there. No stove or dishwasher in the kitchenette but there is a microwave, a good sized fridge, and lots of dishware. Navigating up and down the spiral staircase was fine for us but may have been a bit tricky with smaller kids, older folks, or larger folks.

Over priced

First of all the owners were very nice and it was a great location. But I would not stay there again. This property was not my choice because I like my privacy when I stay somewhere and a kitchen where I can cook is important. My sister liked the pool so we booked the property for two weeks. Some things that bothered me might not be a problem for others. I didn’t like that I could hear other people through the walls and doors. You couldn’t open the curtains downstairs because someone was usually outside where they could see in. The kitchen/ living area really needed updating and repairs. The pool was dirty and always had stuff floating in it even though they tried keeping up with it so my sister didn’t even swim in it. Tiles in the pool were missing and it just didn’t look appealing. The upstairs had two bedrooms. The large one was nice and the bathroom clean. The other room is very bright with a skylight that will wake you up early with the sunrise. Most importantly be very careful of the spiral staircase! Coming down the stairs one morning I slipped and injured my shoulder and arm. I had to go to the emergency room and three weeks later I’m still in pain and just had a MRI. I’m waiting on the results but it could be a rotator cuff tear! Overall we booked this place because the pool was important to my sister and the price we paid reflected the use of the pool. So overall I feel we over paid. But again the owners who lived on the property were very nice.

Perfect for me and my adult daughter and a friend. Close to the beautiful Kailua beach and some shops and restaurants. Clean and nice accommodations. The spiral staircase was fine for me- I left my suitcase on the lower level. Easy to find- great instructions. Lovely pool area. Would definitely recommend or come again if I return to this area.

Nice place to stay in Kailua. Pool and hot tub were great, a beautiful oasis and the location near Kailua Beach is great. That said, the living area and kitchen are a bit small and the spiral staircase was challenging even though we are fairly fit. The smaller bedroom is really small and very bright once the sun comes up. Family who own the property are lovely and very friendly.

Great location, tight space

The location is absolutely the highlight of this rental. The short walk to the beach and easy access to the bike path is superb. There's a nice market walking distance down the street. There's even a nice pool on the property for use. The condo itself is teeny tiny. The photos do not do justice to the small second "room", which is really more like a foyer. I felt bad having my older parents stay in that space but needed the normal sized bedroom to fit a crib. I also didn't appreciate from the listing how narrow the steps are up to the bedrooms. It was quite nerve wracking to carry an infant on those stairs.Immediately upon arrival we noted a dead cockroach underneath the aforementioned stairs. Fortunately, no additional cockroaches dead or alive were seen though reviews suggest this is an ongoing concern. I can't say we would stay in this space again but it served its purpose.

Steve and I lived in Colorado for 10 years and had our first child, Sharly. She was 3 months premature and weighed in at a whopping 1 pound!! When she turned one, she weighed almost 10 pounds. Her doctor said that she would grow if we moved her to a warmer climate.. that it was difficult for her to maintain a 98.6 degree body temperature without burning so many calories. So, we moved to Hawaii.. with $500 in the bank and our little daughter. That was in December, 1979. And here we are 35 years later. Sharly has since married, given birth to our grandaughters, Kaylee and Riley, and has moved back to Colorado. We had our son, Zak after moving to Hawaii. He married his high school sweetheart, Amber, and they have 2 sons. And, he just began working for us full time!
There's more to the story, so come and stay with us to hear the rest. We love our guests and have many repeat visitors to our lovely rentals.

Why they chose this property

We bought our house before it became a vacation rental. We owned a small travel agency and people were always asking if there was anywhere to stay other than Waikiki. So we decided to rent out some rooms in our home to accommodate our clients and to make a little extra money. There were no hotels in our town and the beach was just gorgeous. Little did we know that Kailua would become such a B&B mecca.

What makes this property unique

You will love the hospitality and service we provide our guests. The beach is absolutely gorgeous and the property is like walking into Shangri La. Steve's gardens are breathtaking and the pool is beautiful.
