About this property
Beautiful South Downs Cottage w/private gate opening onto the Downs.
Please note, to reassure guests our new cleaning procedure follows WHO guidelines and guests have exclusive use of the large garden in front of the cottage as well as cottage patio and the azalea grove with firepit, badminton and garden games.
The Cottage at Ripsley has a private gate that opens directly onto the South Downs, (no roads need to be crossed). We're situated in a designated Area of Outstanding Natural Beauty and Dark Skies within the South Downs National Park - there are beautiful walk and cycle trails on your doorstep yet you're only a one hour trains journey away from central London. The Cottage at Ripsley is a great place to get away from it all yet well placed for beach and city day trips - there's a huge choice of places to visit nearby, on the coast, in local cities and towns and in the countryside. We send all guests prior to their arrival a PDF that covers recommended walks/cycle routes, places to visit, local recommended pubs/restaurants and a wide variety of outdoor sports and activities that can be prebooked before your stay.
We are close to Chichester, Portsmouth, Southhampton, Winchester, Goodwood, Witterings beaches and pretty market towns such as Midhurst and Farnham are in easy reach while Liphook train station ( 3 min drive from the cottage) takes you to Waterloo in an hour. Great for cyclists, walkers, couples and families.
The cottage has a sunny patio area with BBQ and furniture for sitting outside, this leads onto the large lawn and badminton, swingball and garden games are available on request. The azalea grove is next to the cottage, this has a fire pit and is a peaceful, lovely area to relax in in the evening, for your private use.
BTW we have a 4 yr old chocolate labrador called Maddie who you may see, she has no access to the cottage.
We can recommend babysitters. let you know of local food delivery services and if you require extra help with housekeeping, washing and ironing we can arrange this with prior notice.
THE COTTAGE SPACE : There are two sitting areas, one in the kitchen/sitting room area upstairs and downstairs in the sitting room/games room where the TV/DVD is situated as well as the double sofa bed and downstairs w/c, pool table and table tennis. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom. A basket of logs and kindling is supplied and the log shed for top ups and the fire pit is situated in the azalea grove.
The downstairs sitting room has a table tennis table, DVDs, board games and a pool table. There is smart 52” TV, great for cosy nights in watching films, Netflix and Amazon prime video are available and there is a library of DVD's in the bookcase . In the sitting area there is a woodburning stove and a double sofa bed.
Upstairs there is a shower room with power shower with w/c , an ensuite bath to the master bedroom and a w/c downstairs. The second bedroom has a double bed and a sleigh day bed that can also be used as a cot bed for children up the age of 9yrs. There is room in both bedrooms for a truckle mattress.
Guest access :
The entire cottage is available to guests and there is a separate entrance to the cottage. Parking is available for up to three cars.
Outdoor and indoor toys/boardgames are available as well as a football net, fire pit and tree swing in the garden. Other games include croquet, Badminton, cricket and swingball.
Extra info:
If 2 guests are using both bedrooms, there is an added one off cleaning charge of £25.
If 3 guests are using both bedrooms and the sofa bed or truckle mattress there is an added one off cleaning charge of £25.
Please let us know prior to your arrival If you would like to use our housekeeping service. Your clothes will be washed and pressed for £13 per hour, otherwise there is a laundry pick up service and laundromat in Liphook, a 4 min drive away.
If guests are staying for longer than a week there is a £39 cleaning fee per week paid directly to housekeeping to clean the cottage and change linens and towels.

Due to family life, the cottage is not appropriate for guests wanting to invite friends and guests over to the cottage.
Please do not move the furniture/ pool/tabel tennis table as this can scratch the flooring. Thank you!

Hi, I'm a TV Producer and director. We moved out of London 10 years ago and love being in the country but not too far away from London. We've spent some time renovating the main house and cottage back to their former selves - lots of decorator's dust and hard work, and finally we can sit back and say, it's done!
Why they chose this property
You are in the heart of the English countryside - designated an Area of Outstanding Beauty - with some great pubs and walks close by and yet you're one hour from London and the coast and there's a huge variety of activities close by. The cottage has a private gate that leads directly onto the South Downs which makes cycling and walking days out in the South Downs easy and peaceful. There are great selection of games and activities to keep the family entertained.
What makes this property unique
Direct access to the South Downs but only one hour away from London Waterloo Station ( 50 mins from Clapham Junction). Easy to get to and well located for a variety of sports, annual events and activities. This summer the pool and courts are available for some weeks/weekends please contact us if you would like further details.
