Step back in time at the enchanting Snettisham Watermill, a Grade II* listed gem built in 1800, gracefully straddling the River Ingol. Nestled in the heart of West Norfolk, this unique historic retreat invites you to unwind, enjoy the peaceful surroundings, and experience the charm of a bygone era but with all the modern facilities we expect in a holiday home,
Exciting news: Under new ownership for 2026! Book a stay of a week or more after 20th April and enjoy a FREE watermill tour and beekeeping experience with the mill’s owner, a qualified beekeeper (Date to be pre-arranged, usually available Monday & Tuesday afternoons).
Pets are most welcome to join their families on holiday at Snettisham Watermill. Lovely riverside walks begin right on the doorstep and the beach is only 2 miles away.
The Watermill itself is still complete, including the waterwheel and millstones in one part of the building, through which the River Ingol still flows.
The other part (the left, in photos of the front of the property) has been converted into the holiday accommodation. It is an "upside-down" house with 3 berooms and 2 bathrooms on the ground floor. Upstairs, the Old Granary is an open plan living area incorporating a fully equipped kitchen, dining table for 6, TV, games, books, sofas and a double sofa-bed.
There is a private secluded guest garden with a wooden picnic table. Or cross the private bridge behind the mill and enjoy half an acre of woodland. NB all garden areas are open to the Mill Pond. It is strictly forbidden to swim, paddle or enter the water for any reason and it is the guests' responsibility to keep children and pets out of the water.
Due to the open water, this property is not recommended for children under 10 years.
Recommended for 4 but sleeps up to 6 using the double sofa bed in the lounge.
Snettisham village is a few minutes' walk away with a Co-Op, chemist, Coffee Shop within about half a mile. The village has 2 excellent pubs, The Rose and Crown and the Queen Victoria (about a mile each). There is an excellent Fish & Chip Shop at Snettisham Beach (2 miles).

My name is Kathy and it is my pleasure and privilege to take on ownership of the lovely Snettisham Watermill for 2026.
I run an orchard about 30 miles from the Watermill, using the prouce to make preserves whch are sold at local markets and fairs. I am also a qualified beekeeper.. From 20th April there will be some beehives in the woodland garden area adjoining the watermill (but across the pond from the guest garden, so please don't worry about them troubling you!). Book a week's stay and I will arrange to show you around the watermill and also a FREE beekeeping experience. You will be kitted out with a beesuit and invited to join me as we look through a hive of bees to see what they are doing and hopefully find some honey - see if tou can spot teh queen!
(NB: participants will need to sign a disclaimer that they are taking part at their own risk. Anyone known to b allergic to bee stings should not participate. Beesuits and nitrile gloves will be provided but you will need your own wellington (or similar) boots).

Why they chose this property
I have lived in Norfolk since I was 18 and love the countryside. It has been my dream to move up towards the coast I just could not resist buying the watermill when it came up for sale . It is my dream property and I hope to live there when I retire in a couple of years' time.
What makes this property unique
It is a Grade II* listed Watermill, built in 1800 with its own peaceful Mill Pond. The river Ingol still flowe through the mill building (adjoining the accommodation) and the water wheel and mill stones still in place altthough have not worked for a few years.
