This unique place offers breathtaking views in all directions. Guests love the peace, quiet, and seclusion. Pour yourself a drink, take in the scenery, and feel yourself relax and unwind.

A cottage with a story:
Once a 18th-century workers’ cottage on a fruit farm estate, Holly Cottage fell into disrepair — even featuring a tree growing through its old kitchen.
Lovingly restored in 2025/26, it now blends original beams and inglenook fireplace charm with modern comfort and open countryside living.

Since then, the cottage has been thoughtfully transformed, including a south-facing extension that introduced a new kitchen. Most recently, it has been lovingly restored in 2025/2026, carefully preserving its original character, from exposed beams to the inglenook fireplace, while showcasing sweeping countryside views.

Current layout:
Today, the cottage offers a more spacious and comfortable layout, with an entrance hall and boot room, a split-level kitchen, a dining area and an open-plan lounge with a large, original brick fire place and wood burning stove. Perfect for cosy evenings in.

Holly Cottage sleeps 4 comfortably, 5 by arrangement. A downstairs double bedroom with en suite bathroom provides flexible accommodation. Upstairs, the dual-aspect master bedroom enjoys beautiful views to both the east and west. There is also a small reading room, which can be converted into a single bedroom on request, along with a family bathroom boasting views you may never want to leave, especially from the bath.

We welcome well-behaved dogs, with endless countryside walks right from the door. There is a large, private garden for guests to enjoy, boasting sweeping views over the local Sussex hills.

Guests will be left in peace for the entirety of their stay but the owners are on hand for any queries.

Holly Cottage is a historic 18th-century cottage with character features including low beams, uneven floors and several internal steps. It may not suit children or guests with significant mobility restrictions. There are 12 steps to enter the property.

Please note there is parking for 1 large car, or 2 small cars, directly in front of the cottage (c.4 x 6m). Additional parking is available nearby for a small fee, by prior arrangement.

10 minutes drive to Battle, 20-30 minutes driving time to Rye, St Leonard's and Hastings (also accessible by train). 35 minutes to Tunbridge Wells and 1 hr to Brighton.

You can also arrive by train to Robertsbridge and walk 30 mins to the cottage.

Re: pets - we absolutely love dogs 🐶, but please note that the cottage is really only suitable for small-medium sized dogs. The garden unfortunately isn’t fully enclosed, so dogs must be on a lead when outside, as there's usually livestock in the neighbouring fielding. Other than that, they'll absolutely love the cottage.

I love the peace, views and spectacular sunsets here, and I'm always delighted when guests tell me they feel relaxed the moment they arrive. As a host, my aim is simple: to provide a warm, welcoming countryside retreat where guests can switch off, explore the beautiful Sussex countryside and create happy memories with family, friends and four-legged companions.

Surrounded by rolling countryside, ancient woodland and far-reaching views, Holly Cottage feels wonderfully secluded, yet is within easy reach of some of the county's most-loved attractions.
