Important Policies (partial list)

**Host's Right to Cancel**

The Host may cancel any booking at any time, without penalty, fee, liability, or refund obligation (including rental fees, deposits, or other payments), if the Host determines—in its sole discretion—that the Guest's intended or actual use of the Property violates the Stay Policy. This determination may be made during or following any post-booking verification process, including a required phone call.

The Stay Policy prohibits the following, but is not limited to:

- Any events, gatherings, parties, or commercial activities at the Property;
- More than ten (10) persons (including the Guest, occupants, and visitors) present at the Property at any time;
- Failure to provide requested documents or ID verification as reasonably required by the Host;
- Failure to execute and return all required documents (via DocuSign or equivalent) within seven (7) calendar days of transmission.

Any violation or anticipated violation constitutes a material breach. Upon such determination, the Host may immediately cancel the reservation, revoke access, and—if check-in has occurred—require immediate vacation of the Property, all without refund. This right is exercised to protect the Property, neighbors, compliance obligations, and insurance requirements.

Enforceability
The Guest acknowledges and agrees by booking that the foregoing cancellation provisions are fair, reasonable, and enforceable under applicable law. The Guest waives any right to challenge the Host’s exercise of this cancellation right as unconscionable, arbitrary, or otherwise invalid, and agrees that such provisions are an essential part of the consideration for the booking.

**Travel Insurance**
Guests are strongly encouraged to purchase travel insurance to protect against unforeseen circumstances such as wildfires, smoke, or snow that may necessitate cancellation.

**Additional Requirements**
Guest, at the time of booking, agrees to the following:

- Guests must provide the requested information from the Host
- Signing of rental agreements via DocuSign is required
- The property is not pet-friendly, NO PETS ALLOWED
- Dock and Buoy Addendum required for buoy and dock use (boating)
