The “Promise Tree” is a great family gathering place in Kailua Kona!

Experience the exquisite natural beauty of the Big Island. This beautiful custom home built in 2014 is located in an extremely quiet community 5 minutes from downtown Kailua-Kona. There are spectacular views of both the ocean and mountains.

There are 5+ private bedroom suites surrounding a saltwater pool and a huge central lanai complete with a bar, BBQ grill/griddle and big screen TV – great for gathering and sunset dining.

Enjoy spectacular sunsets from almost anywhere in the house.
Each suite has a private bath and private entrance.
1 suite has a queen bed, queen sofa bed in a separate room, living room, full kitchen, laundry, 1.5 bathrooms, and private lanai
1 suite has 2 queen beds plus a full futon couch and large living room area. It has a private balcony perfect for watching amazing Kona sunsets.

2 suites have a queen bed in each and a large lanai for sunset views and stargazing.

In addition, there is our Surfer cottage which has a private screened bedroom with a full futon and the best views on the entire property. There is a private half bath with an outdoor shower. Enjoy the sunset and the stars around your own private fire pit.

There is one additional cottage available on site with 2 queen beds, private bath and private courtyard (additional charge for this separate cottage)

The estate is full of banana trees, citrus trees, pineapples, herbs, and vegetables. You are welcome to pick whatever is ripe.

The house is close, approximately 1.5 miles, to a variety of activities for you and your guests to utilize, this includes beaches like Kahaluu Beach Park and White Sands Beach: major department stores and boutiques, and dining choices range from fast food to fine dining restaurants.

You and your guests will never want to leave!

There is a 5-night minimum stay (7-night minimum during Christmas/New Year and Ironman). This is a non-smoking, no pets property. We are a hosted VRBO with an on-site host available for your needs. (GE-090-281-0112-01, TA-090-0112-01)

Taxes passes on to guest: Transient Accommodations Tax at 10.25% and General Excise Tax at 4.712% for a total tax passed on of 14.962%

We live in a rural neighborhood. Quiet hours from 10 PM to 8 AM are strictly observed. Mahalo!

It was a total dream! We had enough space for all 7 of us to have privacy & individualized comfort. Beds & pillows were SO nice I’m going to buy the same pillows for my home now! Everything was clean & delightful, all the necessities were thought of. Extra things were there, and just made it easy -Tupperware, coffee filters, laundry soap…Esther was a wonderful hostess!! We had a yoga teacher come every day to the house & had plenty of space for outdoor classes. The pool was warm & simply magical at night. Definitely a perfect place for a small retreat! I will always book this location for my future visits to Hawaii! Thank you again for sharing this beautiful home!!

Loved all the bungalows for our three families to stay in with one living room lanai to father and eat around. The pool was warm. Had everything we needed for a beach day. Felt safe and the decor was very Hawaiian themed. Even the house beams!

The Promise Tree provided wonderful space for our family to spend time together while giving everyone their own space. The property has the feel of a lived in family home with all of the extras (beach chairs and umbrellas, coolers, water and yard toys, indoor and outdoor dishes) that you don’t often find at a VRBO. The onsite pool and ripe papayas were a huge hit with the kids. The location was perfect for heading down to the beaches and shopping or up to a little town and coffee farms. Be sure to look up when onsite! The wood beams and supports have beautiful carvings in them.

Spectacular place!

All of our family loved staying at The Promise Tree! The pool was perfect for a range of swimming skills, and the huge lanai, with a gorgeous view of sky and sea and stars (and all its seating and outdoor dining areas) was far beyond what we expected! Our hosts Esther and Josh were incredibly responsive and ery generous. We would highly recommend this property to any family group wanting to make the best of the Big Island visit!

The Promise Tree is Exceptional!

We had a delightful week long visit with our extended family at the Promise Tree. the Property is absolutely beautiful with incredible gardens and a panoramic view of the Kona coastline. The various sleeping accomodations were perfect for our extended family and the five children in our group had a wonderful time in the pool, playing cornhole, roasting samores over the firepit, and looking for geckos and coqui frogs. The hosts were incredibly gracious and helpful during our stay, and are very generous with the amenities they provide their guests. Our entire family had a wonderful and memorable experience at the Promise Tree and we would highly recommend it for any extended family gathering.

This is a wonderful property! It is in a beautiful area and quiet neighborhood. Quick access to the shopping areas and restaurants. The views are spectacular and we even saw a few whales spouting. The buildings are separated but it has an outdoor living room/kitchen area by the pool where you can gather. The hosts are very friendly and responsive. We loved spending time here!!

We had an incredible time at the Promise Tree for a holiday vacation with extended family. Plenty of space for a large group and it was so nice that the common area was all outside. Close to all the action in Kona. Definitely would stay here again!

Our extended family lived next door to this amazing property for 5 years. When the previous owners, Burl and Debbie decided to sell it and retire, it was a huge blessing to buy it. We use it as our family property and book it on VRBO when it's not in use. We have family hosting it and feel that it is a very special place. We welcome you to come and rest at our Promise Tree Hienaloli Retreat.

This property is uniquely laid out to accommodate large multi-generational families or groups of people that want to stay together but also have their individual space. There are separate bedroom suites that allow for time alone combined with large outdoor spaces to gather and enjoy beautiful Hawaii.
