The “Promise Tree” is a great family gathering place in Kailua Kona!

Experience the exquisite natural beauty of the Big Island. This beautiful custom home built in 2014 is located in an extremely quiet community 5 minutes from downtown Kailua-Kona. There are spectacular views of both the ocean and mountains.

There are 5+ private bedroom suites surrounding a saltwater pool and a huge central lanai complete with a bar, BBQ grill/griddle and big screen TV – great for gathering and sunset dining.

Enjoy spectacular sunsets from almost anywhere in the house.
Each suite has a private bath and private entrance.
1 suite has a queen bed, queen sofa bed in a separate room, living room, full kitchen, laundry, 1.5 bathrooms, and private lanai
1 suite has 2 queen beds plus a full futon couch and large living room area. It has a private balcony perfect for watching amazing Kona sunsets.

2 suites have a queen bed in each and a large lanai for sunset views and stargazing.

In addition, there is our Surfer cottage which has a private screened bedroom with a full futon and the best views on the entire property. There is a private half bath with an outdoor shower. Enjoy the sunset and the stars around your own private fire pit.

There is one additional cottage available on site with 2 queen beds, private bath and private courtyard (additional charge for this separate cottage)

The estate is full of banana trees, citrus trees, pineapples, herbs, and vegetables. You are welcome to pick whatever is ripe.

The house is close, approximately 1.5 miles, to a variety of activities for you and your guests to utilize, this includes beaches like Kahaluu Beach Park and White Sands Beach: major department stores and boutiques, and dining choices range from fast food to fine dining restaurants.

You and your guests will never want to leave!

There is a 5-night minimum stay (7-night minimum during Christmas/New Year and Ironman). This is a non-smoking, no pets property. We are a hosted VRBO with an on-site host available for your needs. (GE-090-281-0112-01, TA-090-0112-01)

Taxes passes on to guest: Transient Accommodations Tax at 10.25% and General Excise Tax at 4.712% for a total tax passed on of 14.962%

Vacation destination of a lifetime.

Weather, location and facilities were superb. Everyone had their own personal space and common area was great meeting and eating area for everyone. Beyond our expectations 5 star plus.

Spectacular place!

All of our family loved staying at The Promise Tree! The pool was perfect for a range of swimming skills, and the huge lanai, with a gorgeous view of sky and sea and stars (and all its seating and outdoor dining areas) was far beyond what we expected! Our hosts Esther and Josh were incredibly responsive and ery generous. We would highly recommend this property to any family group wanting to make the best of the Big Island visit!

Great Family place

This is a wonderful property! It is in a beautiful area and quiet neighborhood. Quick access to the shopping areas and restaurants. The views are spectacular and we even saw a few whales spouting. The buildings are separated but it has an outdoor living room/kitchen area by the pool where you can gather. The hosts are very friendly and responsive. We loved spending time here!!

Excellent Place To Stay!

Had the best stay here with our large family for our wedding. I would highly recommend. The Host Ester was the best. Made sure we had everything we needed and more. Location perfect close to anything in Kona. House was stocked with everything you would think of. Thank you!!

Relaxing Family Getaway

The Promise Tree was the perfect location for our family to relax and unwind in Hawaii. We loved all the amenities and space for the family to spread out and enjoy the beautiful property and views. Well maintained and comfortable in an ideal location. This house was perfect for our party; each family or couple had their own area with a bathroom. The owners are so nice, welcoming, and friendly. The outdoor lanai is great for gathering and enjoying the Hawaiian sunsets.

Amazing time at The Promise Tree!

Eight adults and five kids. Couldn’t have been a better vacation!The kids chose to sleep together in their own “apartment”. They started every morning in the pool. Continued through the day in the ocean and then back in the pool before bed.The property is huge and perfectly kept. Lots of beach stuff. Umbrellas, chairs, wagon and toys.The Promise Tree is close Kailua Village, beaches, restaurants and shops.Esther and Josh were amazing hosts. We would definitely want to come back.

Wonderful!

Our family loved our stay at the ‘Promise Tree’. The grounds were beautiful. The kids loved exploring. The buildings had character and were very comfortable and clean. Family get together

We had younger kids all the way up to grandparents. Everyone enjoyed the stay, kids had lots to do. The outdoor space is great for connecting with the family over cards or Football games, Movies etc. Esther was helpful in providing a couple of small things we had a special need for. Rooms could be a little warm for sleeping at night, otherwise very happy with our stay.

Private retreat

What an amazing place to take in the beauty of Hawaii! The property was a beautiful private retreat built to accommodate a moderately large group perfectly. Multiple areas for group gatherings, yet plenty of space for privacy. Just be aware of conversations and noise in certain parts of the property as non-rental homes are pretty close to one side. The plethora of bathrooms and showers was a giant plus and be sure to take advantage of the tasty fruit around the property! Would recommend to anyone who is wanting to get away from the noise of the city while still being close to its ammenities.

This property surpassed our expectation in every way. The grounds are breathtaking.

We came for a family vacation with my parents, adult siblings, and grandchildren. The property allowed us individual space while still have communal space. All of us loved everything about it. The pool is great, the grounds were so beautiful, the location was spot on, and the accommodations were great. We didn’t need air conditioning at all. The hosts were always in contact and helpful. We appreciated all the beach equipment in the garage. Thank you for providing us the most idealic vacation getaway!

The beautiful Promise Tree property

Our family which included 6 grandchildren all over 16 stayed at this beautiful property. We loved the way we could all have our own areas and yet enjoy getting together for meals and conversations. The covered outdoor area was wonderful and furnished just perfectly with all the necessary amenities. The pool was a hit with all the grandkids after a day of activities. Esther was so nice and very helpful if we needed anything. It was such a beautiful, tropical place - a little bit of heaven. Thank you so much. Bente

Beautiful and Quiet

The home and entire property were well maintained. We had a party of 14 (10 adults, 4 children) ranging from the ages of 70 years old to 6 years old. There were many amenities that were helpful for our stay such as laundry products, cleaning supplies, beach umbrellas, coolers, etc. What wasn’t pictured was the fire pit, that was nice for the kids to do s’mores. Lastly and most importantly, the owners were responsive and helpful. They even were kind enough to get a crockpot for my family to use. Overall, great experience to add to our family memories.

Perfect Hawaiian Big Family Getaway!

Our stay at this beautiful home in Hawaii was absolutely unforgettable. The property offers breathtaking views that make every moment feel like a postcard come to life. One of the highlights was the outdoor movie setup, complete with a bar and pool, which provided endless entertainment and relaxation for our group. Each family in our group appreciated the individual cottages, allowing everyone to enjoy their own space while still being together. Great location / great for large families

Well-designed open-air homes. Great location, both for day-to-day living w 5 min drive to groceries/restaurants, and to explore different parts of island. We'll-maintained landscaping, fruit trees, pool. Even during downpours, awning and lanai design/maintenance kept people and items. Only issue: Haphazard light and fan layout created some confusion going from room to room attempting to figure out how/where to turn on; but frankly that is as much as feature as a bug in this unique property. Also, a more curated selection of board games, etc., on inclement weather days would add to enjoyment. Otherwise, wonderful stay, with great proactive communication from host!

Perfection achieved!

This rental is the best place we have ever stayed. From the moment we arrived until we departed for the airport, it was absolutely wonderful. We had 10 adults and 4 kids and we could have fit even more without being crowded. We were welcomed by Burl who gave us a thorough rundown of the property, including a tour. We had all of our meals there using the well appointed kitchen, including two large outdoor grills. The kids made great use of the pool and water toys- swimming for hours every day. It was nice to have so many amenities provided- shampoo and conditioner, Kleenex, paper towels, spices, zip lock bags in various sizes, beach towels and best of all, numerous wake boards. Amazing 50th Birthday

First and foremost, the pictures simply don’t do justice to this amazing paradise! The entire place is is just gorgeous from the grounds to bungalows to the pool. We were a group of 10 ranging in age from 43 to 67. There was more than enough room for everyone to have to their own space and not feel like you were on top of one another. The kitchen (both indoor and out) were very well stocked with everything you could ever need to prepare meals, which we did did daily. Plenty of towels, coolers etc for adventures. The pool was absolutely fabulous! The temperature was always perfect and there were lots of fun floaty things. Josh and Esther were fabulous! All communications from booking to arrival to Esther checking in to make sure everything was going well, was easy. Esther even had a beautiful birthday bouquet waiting on arrival. We had to contact Esther for 1 small problem which was checked on immediately. All in all it was nothing less than perfect and the whole group would go back in a second!!

The Promise Tree provided wonderful space for our family to spend time together while giving everyone their own space. The property has the feel of a lived in family home with all of the extras (beach chairs and umbrellas, coolers, water and yard toys, indoor and outdoor dishes) that you don’t often find at a VRBO. The onsite pool and ripe papayas were a huge hit with the kids. The location was perfect for heading down to the beaches and shopping or up to a little town and coffee farms. Be sure to look up when onsite! The wood beams and supports have beautiful carvings in them.

This was our second family trip (15 folks) at Promise Tree, and it was wonderful. Our first was in 2022. Both times it proved the perfect family retreat. Great property and excellent hosts.

Great gathering spot

Loved all the bungalows for our three families to stay in with one living room lanai to father and eat around. The pool was warm. Had everything we needed for a beach day. Felt safe and the decor was very Hawaiian themed. Even the house beams!

Our extended family lived next door to this amazing property for 5 years. When the previous owners, Burl and Debbie decided to sell it and retire, it was a huge blessing to buy it. We use it as our family property and book it on VRBO when it's not in use. We have family hosting it and feel that it is a very special place.
