We had a great stay here. The property was full but still enjoyable and relaxing, especially in the evenings. Our biggest complaint was the heat inside. We know AC is not typical in CO, but it was very hard to cool off inside when it was so hot outside. Overall, a nice place with an excellent location.

Great location. Love the windows that face the river. We couldn't sit outside when it rained because the porch on the second level (which is covering your porch) is not sealed. I also slept in the middle of the bed because the side of the bed has a dip in it.

Our stay was extremely short, but this was the perfect landing for a one-night stay after exploring RMNP all day. Teens were happy. Mom was happy. And coffee by the mountain stream that morning was a beautiful bonus! The only suggestion may be to make the whole area smoke-free. Time outside on the patio was limited due to the smoker on the patio above. Would stay here again, however!

Fall River Cabin
We loved the quiet scenery from our patio. VRBO advertises privacy, but the "cabin" was more like a condo with neighbors above and next to you. The communication was also confusing, making it sound like the place was on Rocky Mountain National Park property, so we would not be able to get there between 9 and 2 because of required park reservations. Also, when you pay hundreds of dollars for a place and pay a cleaning fee on top of that, we feel it is in poor taste to leave an envelope for the maid's tip. It is not as if she brought us any clean towels during our stay.

Sorry you were confused, we never advertise that we are in the Park. We do make sure guests know that if they want to go into the park, they need a reservation. So many people show up not knowing and that is very frustrating for them and we try to make sure our guests know what they need before they arrive.
Tips are NEVER expected. They are greatly appreciated, but never expected. The tip envelopes were introduced after several customers mentioned they like to leave gratuities. It is very common to tip a housekeeper, but again, never expected.

The main feature for us was the patio, quiet and creek front space. Estees Park is known for its quiet nature setting. The 1st night was excellent! We had a 2 hour encounter on our patio with a beautiful bull elk. We planned to hike the following am and return early for a quiet night on our patio enjoying this solitude. Instead, we awoke to workers at our windows, seeing us in our undies. They were there setting up for a wedding within a couple of feet from our patio and the entire green area between us and the creek. This was at 8am, plugging in for the amplified speakers under our windows. Upon inquiring at the desk, we were told this wedding was booked months ago but we could check out if we did not like it. There was ample opportunity for them to tell us well in advance so we could make an informed decision. We left for several hours and when we returned the wedding guests were using our patio. The front desk manager could care less and were very clear that they did.not want to hear our concerns. From set up to break down was 11 hours that we could not utilize our rental unless we pulled our blinds and stayed inside. That was not why we booked this condo. Their responses were uncaring, short and extremely degrading and rude, as if we were the problem. This even after they were sent pictures of the wedding quests on our patio. Our recommendation is that they book the wedding party in the rooms overlooking this area. Very disappointed!!

To our readers, please know that we do care, and this guest was given a discount on her stay to offset the situation. We just did not feel like a three-night stay should be fully comped for an event that started at 3:30pm and ended by 8pm. We never want our guests to have a bad experience, and when they do, we always try to reach an agreement to make the situation better.
Unit had great views and was appropriately decorated. Stairs were a little annoying as we were ground level but had to do the most stairs. Would stay again.
