BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: __1 Guaranteed Pass, 1 Extra can be purchased, but spot not guaranteed__ .
U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

RELAXED CANCELLATION POLICY: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Everything was wonderful, until they told us they’d be fixing the outside siding. Apparently there was water damage. Ok it should only take 3-4 days and they would clean up. First day they arrived and started pounding to remove the siding. Here we are waking up to this pounding, we are on out vacation. They forgot to mention these workers would start at 7am. I am furious and was not happy.called management and they apologized. This whole process was supposed to take 3-4 days. 3 weeks later it was still not finished. We were not able to sit on the balcony for 2 weeks. After a lot of negotiating we got a refund for 10% of our month stay, of which 3 weeks were under construction.

Property was good. Great location with great wrap around balcony directly facing the beach and the beach area is not overrun with skyscraper condos. It is a little older and the salt air has made some of the exterior door hardware stop working, which I’m sure can be repaired by the property manager. The restaurant across the street was very good too.

This property was a great location, within a couple of miles of shopping and restaurants. We had a few issues with some items in the home, but the management company responded quickly! Pictures are accurate and there is a small store easily within walking distance for any quick items.

Can't beat the view

Great condo for our family spring break trip. Loved that we could walk out on the private porch and see the Gulf right there. Place was clean and comfortable. Beds were great. Parking is tight if you have a big vehicle.

Amazing balcony, perfect location

This was our first stay in this complex, and we loved the location! Right on the ocean, and a small condo complex so not at all crowded. The unit has an incredible L-shaped, shaded balcony, including a large section directly facing the ocean. The unit itself is in pretty good shape. There are a few minor issues that would benefit from repair/touch-ups, but nothing that lessened our experience, and the value was excellent. The washer/dryer were high quality.

Great stay at this very pleasant property. We are a bit spoiled and wanted a view that fronted the beach. This is an end unit (others have a side-ways view) and was just perfect for our group of 4 adults and 2 children. Exactly as described.

We really enjoyed the location of the property and the large wrap around balcony. Beds were super comfortable too! The only downfall was there were no cleaning supplies provided besides 1 packet of dishwashing fluid, 1 laundry detergent packet and 1 trash bag, I wish we had access to more cleaning materials to maintain the place. Other than that we definitely enjoyed our stay!

Just a great location

Loves the “hands off” checkin and checkout. No need to call anyone to get these done. Just be able to read English and follow directions. The 3 bedrooms were welcome and took care of all of us. The location on the beach was as as advertised. Really enjoyed our stay and would certainly stay there again.

We came for a girl's trip in August. The view from the balcony was amazing. Loved sitting out there and listening to the waves. The condo was beautiful. Our only complaint was that you could see where there was some water damage above one of the doors. Really enjoyed our stay and would definitely stay again. The beds were all comfortable as well. Had to call for maintenance one day because the wind was blowing the rain in a window and they were quick to come out.

I feel that the property could use some “freshening up”. The sofa bed needs to be replaced; very uncomfortable. The commode in the guest bath needs to be replaced; the tank did not fill with water promptly; we filled it manually to get it to flush. The location was excellent!!! Your assistance was responsive when we called. Definitely would stay there again!

The condo is really nice. There are a few cosmetic issues but nothing major. We had a leak under the sink and they were very quick to get maintenance to fix it. Communication was very good. Just FYI the refrigerator door doesn't shut very well. You have to give it a push so we had to make sure we pushed it shut. Overall, a great experience!

Fantastic location and porch

We love this location and the restaurants and shops across the street. The condo is very roomy and the living areas updated. The wrap around porch was a perfect place to watch the waves, especially for my elderly dad who couldn’t go down to beach. Improvements would be a deep clean, as the floors especially were pretty dirty, waterproof mattress covers on all mattresses- one of the bunk beds was missing the mattress pad altogether but we found it in a closet, and the addition of some towel hooks in the hall bathroom as there was only one. Property managers were very responsive before and during the trip. Overall we had a great vacation and will be back!

Nice Beachfront Condo

This is a cute, clean condo right on the beach! The beach is clean and was never too crowded. The condo has plenty of porch space to sit and enjoy the beautiful view. My only complaints were that the kitchen is not stocked well. The condo sleeps 8 and they had 5 dinner plates and 4 bowls. More dishes are needed. Also, it is a bit on the outskirts of town. If you hope to walk around to stores and restaurants or whatever, you’re out of luck. There is very little you can get to without driving. Overall, it’s exactly as pictured. A clean, cozy condo right on the beach!
