The host requires you to complete the following before checking out:
Load and start the dishwasher
Strip any used beds, gather used towels and store extra beds
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
You are allowed to leave 2 loads of laundry for the cleaning service (ex. sheets and bathroom towels). Any more laundry will result in additional fees.
Close the blinds and set thermostat to 77 degrees in summer and 71 degrees in winter. Lock door.
Please make sure all beach chairs, boogie boards, and beach equipment are rinsed off (hose located inside beach entrance) and returned to garage. Beach towels should be washed and returned to condo.
Failure to complete these may result in a negative review from the host.
Volusia County lighting ordinance applies during sea turtle nesting season May 1 - Oct. 31.  Please pull shades when sun sets. it’s a $1500 fine.

Prior to arrival, we did communicate that the building was undergoing an active improvement project and provided compensation related to the temporary amenity impact so guests could make an informed decision before traveling. While the renovation work was outside of our direct control as individual owners, we recognize that construction activity can still affect the overall vacation experience, and we appreciate your patience and understanding throughout the stay. The unit was exactly what we had hoped it would be - clean, spacious, beautiful and ideally located on the beach. We took advantage of the outdoor pool and the indoor sauna and fitness room. Note that the place is very secure and has several entry codes - there's a code for the front gate, the garage, the front door, the back gate to the beach and the fitness center. They're all listed in the Welcome book and it was helpful to take a photo of that to have with you.The area is full of outstanding restaurants. JB's Fish Camp, The Garlic, Chase's, So Napa, Mi Mexico, Norwoods Treehouse and many others we didn't have time to visit. There's a Publix grocery store and Walgreen's within an easy 5 minute drive. An AMC movie theatre is only a few miles past that and came in handy on a nasty-weather day.Communications with the host were great. His directions were very easy to understand. He responded very quickly the one time I did have a question for him.It was a great stay and I'm already looking forward to a return trip.Paul Grand Rapids, MI

Lovely renovations / updating within the condo, all kitchen, bedding, paper supplies, and Beach needs accounted for, which isn't always the case. Would have preferred not to have to strip the beds, but that is not so unusual. Outstanding responsiveness from the owner. Funny aside, but much appreciated: fastest elevator at any rental or hotel at which we've ever stayed. Great location if you want a beach stay only an hour from Orlando.

New Smyrna Beach has been special to us for as long as we can remember. Both of us spent years vacationing here long before we ever met, drawn to the same things that bring guests back again and again — the relaxed pace, the beautiful no-drive beach, and the simple joy of life by the ocean.

We love the easy, laid-back beach lifestyle and created this condo as a place where guests can experience that same feeling — comfortable, uncluttered, and stress-free. Our goal is to make your stay simple and seamless, with everything you need for a true home-away-from-home experience.

We take pride in maintaining the condo, paying attention to the details, and being responsive hosts. Whether it’s your first visit to New Smyrna Beach or a place you return to year after year like we do, we hope you feel right at home and leave already planning your next stay.

Why they chose this property

After years of visiting/searching for listings, I was beginning to lose hope in finding our perfect beach home. It was not until we saw the beautiful unit at Ebb Tide that we were instantly blown away, we knew this was going to be the one.

Since we were kids, it has been our dream to have a place in New Smyrna.  We grew up coming here every summer far before we ever met one another. It is great to have a place to call our own!
