The location of this little home was well positioned to walk to the BART station, explore the little surrounding neighborhood (with some hidden gems for food), and a short drive to downtown and campus. It was a bit tricky to get into the property and the description of how to get in was a little confusing. The inside of the home was cute, clean, and comfortable (though one of the beds had a very firm mattress and the support was a bit rickety). I wish the outside had been a bit tidier and more user friendly because it has a nice courtyard, but a lot of forgotten stuff back there and weeds growing. Overall it was a very convenient, comfortable, and affordable place to stay while enjoying Berkeley!

Berkeley on a Budget
The San Pablo house is on a busy industrial block and guests should be comfortable with added security measures. Home is clean with R/O in kitchen. Bathroom shower curtain rod needs attention.
A nice place that matched the listing details (except there is no on-property parking available), which was clean and comfortable. Great communication from the host regarding logistics around access due to a heavy storm the day before we arrived.
The property manager was friendly, promptly replied to all inquiries and was open to our needs. The home was clean with new kitchen, bath, flooring. The Roku and TV and WiFi worked well. I would stay here again and again.
The place is great and very well set up for a large group. The location is very convenient right by Charley Young beach in the heart of Kihei. The host is very welcoming and communicates well.
When we arrived there were three locks to negotiate and one didn't work. We finally got in touch with the owner and he advised us how to break in. After that the property was fine and worked well for us. But property owner should simplify access.
Nice indoor environment. Out door neighborhood tolerable. Adjacent property going for a change in ownership which will up scale neighborhood which is needed. Very close within steps of a nice neighborhood.
House was great, very clean. Located on a busy street with lots of businesses like car repair shops. Took off a star because the driveway gate would not lock. Be advised that if you open the driveway window in the bedroom furthest away from the street that an alarm may go off.

Not the Best Fit
We needed a space close to Berkeley, in a reasonable price range, where we would have room for my daughter’s things for move-in at college. While it met this need, we chose to find alternative accommodations for sleeping for the second two nights of our stay. The “house” is actually behind a closed store front giving the house an odd and disjointed floor plan. The description of the listing as “cheerful” was not met. Additionally, on either side of the house are abandoned buildings. If you are not looking to spend a lot of time at the property or have a low need for a pleasant aesthetic, this would work for you, but my family didn’t feel safe or comfortable.
This property was perfect for 3 of us. It was in a safe area with plenty of food close by. It was a good base for our trip that included San Francisco, Oakland, and Monterey. The back yard was a nice area to go sit in the evenings and enjoy the weather.
This is a good place to stay for more than 2 people. It was just two of us, but it worked well. It is on a very noisy street and in a bit of a run down area, but the property itself is relatively well maintained, although very old. Despite the slightly seedy location (some trashy, graffiti marked vacant buildings) the security is excellent. Ample kitchen is pretty well stocked with dishes, pots, cutlery etc. we had to purchase paper towels, paper napkins and facial tissue as it is not provided. Immediate location aside, it is very walkable to a park, University Avenue and some small restaurants. Bed was comfortable and bathroom adequate. The apartment is located above a (vacant) retail shop, and currently the entry is through the shop, although there is a back entrance as well.
It was fine for our stay and walking distance to our family. Phan was very helpful when we had a bit of difficulty with one of the security doors.
Arriving at night did not do this place any favors. It's behind a gate that's too close to the door, making it difficult to enter. We entered through the front door, which brings you in to a former business office/storage room, which confused us for a minute. The house is up a half-flight of stairs in the back.
The house itself was actually fine. Roomy, and recently remodeled, it has some strange layout issues, but it is an old building. The newly remodeled bathrooms were very nice, and it was great having an extra one downstairs.
Location-wise, the house is well situated to everything in Berkeley, as well as the freeways and BART. It looks a little rundown, but was quiet and felt safe overall. The house is in a mixed commercial/residential area on a main road, but it backs up to neighborhoods, and the road was quiet at night, even on the weekend.
Parking was always easy to find right around the corner on the residential street.
Not exactly what we were expecting but a very clean and pleasant place. Picture of the house is from the rear and front of house is different with graffiti on fence. 2nd bathroom is in the downstairs front area of the house but is nice. Phat was helpful and very available for any questions or issues.
House was great!! Location was also good. The neighborhood was a little sketchy at night, but not terrible. The outside fence was a pain bc there wasn’t much room between the fence and door so they hit each other every time entering, but that’s was just a minor inconvenience. Overall, it was really good and we’d stay here again!!
Overall, a good stay and a very responsive property manager.

Not Terrible but not Great
Overall it was fine. There were several things that were troublesome but not really problematic, such as operating some of the doors, the appliances were dated but not badly, and the furniture has seen better days (some old, some damaged)
That being said, the location was good, the price was reasonable for the area, and the bathroom was nice.
While it wasn't a bad stay and Phat was a very responsive host, I would look elsewhere for my next trip to Berkeley.
The property was clean. The roominess was more than adequate for the three of us. The purpose of the stay was to visit family in the area. Thus, our time in the VRBO was not so much.
Local family members commented that we should be aware of our surroundings due to the location of the VRBO. We never felt uncomfortable in the area; but most of our time was spent at the home of our family.
This property is located on a main street; but the street noise was very minimal. The host was very kind to advise us that parking was available on the side street nearby.
I had some questions for the host and they were very prompt to respond and answered my questions completely.
The next time we are in the area we will definitely check their availability to see if it matches our schedule.

I like Berkeley because of it's the home of the world-renowned University of California at Berkeley. There are swimming pools and gyms at the University that guests can use by buying day passes. Berkeley is famous for its food scene with many excellent restaurants., particularly Chez Panisse where California cuisine was born Berkeley also has a university-town atmosphere with many bookstores, coffee shops, and really smart students.
