We enjoyed the quiet location beside the park and the excellent restaurants a short walk away. Raniero was an outstanding host who, upon arrival, gave us the lay of the land and remained available for local knowledge throughout our entire stay. Palm House 1 is beautifully and comfortably furnished and decorated. We hope to stay there again! The best VRBO we’ve ever rented.

Raniero’s apartment was our perfect home from home for our 10 day stay in Rome. The location- very close to Villa Borghese is (in my opinion) the most peaceful and beautiful neighbourhood in Rome. The whole area felt very safe. The apartment was so well equipped with everything you could possible need for your stay. The apartment was beautifully presented and the huge Ralph Lauren bed was very comfortable. The outside space was an added bonus for a city stay. Raniero lives upstairs and was very easy to communicate with and very helpful. Thank you for a very memorable stay in the Eternal City.

Comfortable Apartment

Beautiful apt in Rome

Best apt of our entire 6 weeks in Europe. Great location in an excellent neighbourhood. Hal was a delight to deal with & the beautiful ground floor apt had everything we could need. Also, a delightful private patio right outside the front door. Can't say enough about how wonderful our stay in Rome was. If we make it back to Rome, we wîll definitely stay here again. 😊

What a beautiful apartment in an outstanding neighborhood. Hal is such a kind and thoughtful host! He gave us a great tour of the neighborhood upon our arrival which was so helpful. The apartment has everything you need and is quiet and cozy. The location near the park with outstanding restaurants, grocery store and wine store were perfect! We would definitely stay here again and cannot recommend Hal as a host highly enough!

Perfect!

We were in Rome for a week to attend a wedding at the end of June. We could not have been more pleased with this property and particularly the host, Hal. Hal went above and beyond to make our stay a pleasurable one. The location was perfect for us. We enjoyed visiting the neighborhood restaurants and shops, away from the tourist areas. The property was clean and spacious and we had everything we needed during our stay. Our 21 year old son slept on the pull-out sofa with no complaints. If life ever brings us back to Rome, we will definitely stay here again.

Awesome place to stay

Apartment was a great place to stay. We loved the private courtyard and spent a lot of time there after hours of sightseeing. Hal was wonderful. Although washing machine was broken, Hal made it right by having his housekeeper take care of it at no extra charge. I also had a medical emergency on a day trip to Positano and he made our life so much easier by letting us stay an extra night to make early arrangements home. Hal is our hero. Thank you. We look forward to our stay again in two years.

Lovely spot to return to after busy days touring the sites.

We had a wonderful stay at this lovely apartment near Villa Borghese. After jostling with crowds all day in search of the classic tourist sites, it was relaxing to get back to this elegant neighborhood and sample the local restaurants and take evening strolls in the quiet neighborhood. Hal is the ultimate host, greeting us at the property and taking the time to highlight some of his favorite restaurants, cafes, and tavernas. Next time we go to Italy, we'll start our vacation in Rome and then head down to the Amalfi Coast to experience the Italian coast. Thank you Hal for taking such good care of us. Nancy and David

Perfect secluded hideaway !

The perfect location, close to the highlights of Rome but in a secluded, safe and very upscale neighborhood. We were delighted with our decision to book this apartment for 6 nights, it exceeded our expectations in every respect. Hal is the ultimate host and gave us a walking tour of the amenities in the neighborhood on our arrival. Restaurants, bars, coffee shops and grocery stores are all just a few minutes walk away. The apartment is large and spotless, with lots of windows and everything we needed to feel comfortable including air conditioning. The bonus was the private patio in the rear garden, the ideal place to relax with a glass of vino after a day of sightseeing. The location is away from the hustle and bustle so the neighborhood is very quiet, no traffic noise means uninterrupted, restful sleep. We will be back, next time for longer.

A real class act

My husband and I are a couple of septuagenarians who came from a bike trip in Croatia which was pretty challenging, to Rome which was even more challenging but in different ways. We wanted to be near the city center, which meant being in crowds all day, but have a comfortable, quiet place to come back to and spread out. Hal's place is big (800 sf), and tall (gorgeous vaulted ceilings), furnished beautifully, including a king size Ralph Lauren bed to die for, with good pillows to boot! The kitchen and bathroom were small but very efficiently designed and equipped with high quality appliances. The living areas were huge (by most B and B standards), and one could simply stretch out, put your feet up after a long day of walking, and look around you at the significant art on the walls. We were a couple blocks away from the Borghese Museum, and a couple miles away from the Vatican, so we were able to see and go everywhere we wanted to on foot, though a cab ride would make sense, too. Beware the traffic and crowds, however. It's often easier and faster--not to mention healthier--to walk. Hal was also very generous with his time and availability during check-in and check-out, and arranged for transportation to and from the airport for us. A real gentleman!

Great Stay

We stayed one week at this property. Hal was easy to get in contact with. Upon arrival he explained how items worked in the apartment. The apartment is clean and exactly as listed. The location is north of Villa Borghese, be ready to walk a lot. There were trams that run in front of the apartment but while we were there, they were not running, It is around a one mile walk to Metro station SPAGNA . We walked an average of 8-10 miles a day while we were there . Weather was nice in May so it was not a problem for us. There are 2 grocery stores about 7-10 minute walk from the apartment called TIGRE or DOC . You can pick up anything from there. The kitchen was well stocked and the linen and towels were provided. Hal arranged transport from the airport for 95 euros each way and that was quite helpful. The apartment has air conditioning which will be important as the weather becomes warmer in July and August. Netflix was provided and my kids enjoyed that as we returned after our visits. We walked to the Spanish Steps, Fontana di Trevi, Colosseum , Vatican City from the apartment. The apartment is in a quiet residential area so very safe and peaceful. There is a washer in the apartment which was helpful. Overall recommended!

Fabulous place to stay in comfort when you are exploring Rome

From the moment we arrived at this lovely apartment we knew that the five stars reviews were absolutely deserved. Hal was a most welcoming host and his orientation walk around the area was really useful to us. Add that to the very welcome supplies in the fridge, the bottle of wine on the spotless kitchen table and instantly one can relax. The apartment is far more than the photos suggest. The bed is very comfortable, the bathroom and the kitchen were well equipped and the full sized fridge was welcome. The lounge area was comfortable and the television was a larger size than in most apartments. The dining room seats six and leads onto the patio with the palm that the apartment is named after. It is a lovely spot to sit out and have a relax in the evening after all your adventures in Rome. If the evening is too hot you can use slip inside and turn on the very welcome air- conditioning. Another feature of this apartment is its proximity to the Borghese gardens. Besides making it easy to visit the Borghese, which is a must do, it is lovely to be able to walk through the gardens, under the old walls and into the historic area. Then after seeing the sites you can catch a bus or tram back to within an easy stroll of the apartment. Hal even gives a list of the bus and tram stop numbers that will return you to the apartment and even lists how many stops from the major assignments. We can't recommend this apartment highly enough. Book early so that you don't miss out on the opportunity to experience it. We only hope that the next time we visit Rome that we will be able to get a spot. Thank you Hal, for making us so welcome and for your outstanding hospitality.

Palm House stay Sept. 21 - Oct 12, 2016

There are no words that can adequately convey my thoughts concerning my 21 day stay at the Palm House. In a word it was FANTASTIC. It far exceeded my expectations and I had pretty high expectations based on the reviews which were one of the factors which led me to choose the Palm House in the first place. I can whole heartedly say "ditto" to every previous review. Hal went above and beyond to ensure my stay was enjoyable. He was readily available and responsive from the start of the booking process up to and including our stay to answer any questions and provide guidance. While there he sometimes researched and printed off maps with handwritten notes to facilitate getting to various places. The apartment is as advertised, very inviting, spacious, comfortable, and well appointed. The appliances in the kitchen were top notch, easy to operate. Hal had stocked the kitchen with basics which allowed us to have snacks the day we arrived and breakfast the next morning after our long flight which was very much appreciated - he even had a bottle of wine for us. We truly felt at home immediately in the space. The location was ideal for me. It was not in the center of the city but close enough to easily get about while being away from the hustle, bustle and crowds. It was a welcome oasis at the end of our long days visiting the various sites and attractions. The apartment was within walking distance of several attractions, an absolutely fabulous restaurant (that became one of our favorites), an open air market and grocery store. We felt quite safe walking around and about the neighborhood which we did quite often. Public transportation was very close and convenient to the center of Rome and as mentioned Hal was very helpful in helping us navigate the transportation system which was easy once we found out how it worked. I will most definitely stay at the Palm House any time I return to Rome in fact this visit was slightly rescheduled in order to stay there as once I saw the property, read the reviews and about the owner I wanted no other. Hal is a superb host - very kind, generous and welcoming. I count him among my friends!!!! Thanks again Hal for making our stay so fun and memorable. LaVerne and Edith

Uralte schmutzige Küche, ungeeignet für Kochen oder Essen Zubereiten.Kalte dunkle ungemütliche Souterrain Wohnung mit alten maroden teilweise kaputten Möbeln. Wir waren im Oktober da und haben gefroren.Das Bad war ungekachelt und ungefließt, lediglich mit Farbe gestrichen. Schwarzer Schimmel in Dusche und Waschbecken, die Toilette war verstopft. Ekelhaft.Fazit: heruntergekommen, schmutzig, ohne jeden Komfort. Preis- Leistungs- Verhältnis ist absolut unangemessen. Nie wieder.

PH1 offers the same location conveniences mentioned in my review of PH2 (yes, we stayed in both due to availability during our stay in Rome). Its king size bed, bottle of wine and water were appreciated. It's a little quieter due to its location in the building but hasn't been modernized to the same level as PH2. Raniero is a thoughtful host so you can't go wrong in either apartment.

The property is situated in a prime location and is within walking distance of most amenities. The Air Conditioning and internet were excellent, with lots of lovely restaurants nearby. The only issue we had was with ants in the apartment, despite not leaving food out and keeping the dishes clean. The host responded to us promptly and tried to resolve the issue. I iimagine that this issue will be resolved for the next guest and it was probaly a 1 off issue.

Review of my stay at Palm House 1 in Rome

To say that my mother and I enjoyed our stay at the Palm House 1 in Rome would be a serious (if not guilty) understatement. My mother and I spent there 12 enchanting days.A premise: I am from Rome and lived for years and years at my parents' house, round the corner from the Palm House, in via Mercadante # 8, then # 30. My family deeply loved that part of Rome, called Pinciano (which is far MORE elegant than the Parioli). I now live in Cambridge MA, with my family, and wanted my mother to go back to her beloved area of Rome. Yes, we know the area well, hence we had expectations about the Palm House1. Every thing there was absolutely perfect: interior decoration, ho appliances, AC, view from the windows, generous spaces, golden light, extra- comfortable bed kitchen batroom living room, house wares, cleanliness. Our landlord Raniero, and his assistant Andrea were impeccable: extremely polite, helpful, and generous. For my mother and I it was a vacation to remember (N.B. we both are pretty spoiled guests). So much that from now on, when in Rome, we'll ALWAYS stay there. Actually, next time I would check first the availability of the Palm House 1, make a reservation, and (only) then continue to buy the plane tickets. A revealing detail: because of the kindness of Raniero, I could leave behind at the Palm House 'in storage' a couple of useful cumbersome objects so that I can find them there next time. And the next. And the next. In a nutshell: it was a 6 or 7 stars stay.

For someone familiar with New York City, I often compare it to living on the Upper East Side with Central Park right at your doorstep.

In this distinguished neighborhood, the typical New York brownstones are replaced by stately one-family mansions, many of which now serve as embassies, adding a layer of international prestige and historical charm.
