A maximum of four (4) cars can park in the driveway. If you cannot fit, a maximum of two (2) cars are permitted to park on the street directly in front of the property. Do NOT park on the street in front of our direct neighbors. The neighbors will TOW you. Do NOT park on the street directly in front of the driveway.

No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 9pm- 8am . Noise complaints or violations may result in a fine equal to one night`s stay.

Outdoor Amenities
Pool (unavailable October-May) ☀
However, the hot tub will be operational during those months.
Pool is not heated
We`d like to set your expectations that the pool temperature will continue to be determined by the weather temperature, as this is a major contributing factor.
No use of the hot tub, pool, or fire pit after 9pm - 8am.
When using the hot tub, please keep kids feet clean

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

Pet Policy
Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee ($150) has been paid. Please keep dog on a leash in public spaces, and clean up all poops.

Outdoor Cushions
Please help us to keep the cushions in good shape for the next guests. The cushions should be in the garage upon your arrival or they were kept outside to dry. Please put the cushions in the garage when you are not using them so they don’t get rained on. If we have a cover, please use the cover. If they are wet they should remain outside to dry. Thank you for your help here!

Service Days
Landscaping is scheduled for Tuesday, and hot tub cleaning happens on Thursday—though these may vary.

Trash
Please use the city trash cans on the garage side of the house. Avoid using any bins near the neighbors.

Ceiling Fans
Use the remote to operate the fans without the light—plenty of settings to choose from!

A/C
The upstairs and downstairs systems are connected. Make sure both are set to the same mode (heat, cool, or auto) to function properly.

Indoor Fireplace
This is for decoration only and cannot be used at any time.
