Unsafe and unclean conditions were present upon arrival, and the unit was not prepared for guest use. Surfaces, floors, and bedding were visibly dirty. There was a pile of sand under the coffee table and a stained coffee table surface from a prior spill. I cleaned both areas myself before taking photos after realizing there were additional areas of concern, and I also wiped down the countertops, which were not clean at check‑in.Attempts to reach the property management company were unsuccessful. The phone number provided in the listing was a text‑only line that could not receive calls. VRBO later documented that the host did not monitor VRBO messages during the time assistance was needed. After I vacated, the property management company stated that the unit had been “professionally cleaned and inspected.” This claim did not match the actual condition of the unit. They also criticized my use of the VRBO app for communication, even though the app has been the standard method with every other property I’ve booked and the number they used could not receive calls.VRBO has documentation confirming that I did not stay due to the unsafe conditions and lack of communication.

We feel it is important to provide additional context regarding this review. The guest arrived on a Sunday evening and sent messages through the VRBO app at 8:40 PM, well after our office closed. Seashore Vacations uses VRBO primarily as an advertising and booking platform, as many property management companies do. All guests receive our direct contact information and on-call procedures in their pre-arrival correspondence and listing information. The phone number provided is not a "text-only" number. Calling that number routes guests to our after-hours instructions and provides the number to page the on-call staff member for urgent matters. Sending a text after hours also sends an automatic response explaining how to contact the on-call line. At no point did the guest utilize the emergency contact procedures provided. When our office reopened the following morning, we contacted the guest and offered assistance. However, the guest advised that she "refused to go back to that place" and demanded a full refund without allowing us the opportunity to address the concerns. The property had been professionally cleaned and inspected prior to arrival, and no similar concerns were reported before or after this stay. We believe the guest was dissatisfied because the one-bedroom, one-bath accommodations were not suitable for her party of six and attempted to recover money after deciding the property was not a good fit. Despite this, we still still refunded two of the three nights.
