Farmhouse with Pool Minutes to Hunter Mountain

Farmhouse with a large modern in ground heated pool. Mountain views from every window with a rustic stone fireplace. Stream in the back woods with a fire pit for roasting marshmallows and star gazing. Large fully stocked kitchen. 3 large bedroom with 2 Queens, 1king and 2 twin day beds and futon. Family friendly amenities including crib, high chair, and baby gates. We have lots of games and toys for the kids. Our home is less than 10 minutes to Hunter Mountain and Tannersville and 35 mins to Belleayre. We are perfectly located in Catskill park close to hiking trails, skiing, farmers markets, tubing, and the charming towns of Phoenicia and Woodstock. Our pool is open from Memorial Day to Columbus Day (depending on the weather)

We strive to keep our home in excellent condition to ensure a comfortable stay. Our home is a rustic and historic farm house with quirks and charms in a country setting far from the hustle and bustle of the city. Once in awhile things break, the wifi goes down, a drain is clogged or something needs replacement during your stay. Sometimes our property is visiting by wildlife and insects during certain seasons. We encourage you to communicate with us about anything that comes up during your stay so we can resolve the issue but please keep in mind we are private hosts without an onsite staff and not a hotel chain that can issue refunds for small issues that come up. Thank you for your understanding.

We do heat our pool while it open but please keep in mind that it is quite large and during the cooler months it is impossible to keep it warmer than 75.

Great location, great fireplace!

House has an amazing fireplace, great home theater system, and is super close to Hunter Mountain, and lots of popular Catskills hiking trails. Host was very responsive when a couple of things came up during our stay, couldn’t ask for more.

Thank you for your feedback. Communication is an essential part of a good experience. We rely on our guests communication to report any issues. Had I known about any of these issues I would have immediately sent the cleaners back to do a proper cleaning. I am sorry to hear this only now and wish I had an opportunity to fix the apparent issues.

Wonderful house with a beautiful pool

We enjoyed a wonderful week at Erin's house. The house is well-stocked with a nice big dining table and good wifi (though no cell service once you leave the house). The pool is gorgeous and big and our twins enjoyed it so much that they swam without their floaties for the first time there. We enjoyed exploring the creek behind the house, hiking to a nearby waterfall, a bunch of fun wild animal sightings, grilling on the deck, and smores at the firepit. We hope to be back again in the future!

Nice weekend

Spent Labor Day weekend Overall we enjoyed our stay. The house is family friendly and well stocked. We're very familiar with the area so we had no issues navigating We did have issues with the pool heater. Couldn't get it to work no matter how many times we tried. But the family enjoyed it nonetheless. Wish we knew how close the house is to a busy road. And glad we didn't bring our dog. Also wish the deck had better seating to be able to sit there Abd enjoy the view.

Decent stay for group of friends

We recently stayed here as a group of friends for a low key bachelorette getaway. Overall things were decent but we had quite a few problems throughout the weekend. It was not clear on the listing that there was no AC on the first floor, the pool was very dirty and the skimmer was broken (though Erin had a new one in a box we could find and use), a toilet seat was disconnected from the toilet but it was still functioning, there is a lack of privacy for the bathroom, and it was difficult to figure out how to lock the first floor door but we figured it out with time. Overall, these things did not take away from our ability to have a good weekend, but they were definitely annoyances. Erin was responsive but there was a time delay for some questions due to a time difference. We thank you for the stay, but wanted to be honest about our experiences.

Thank you for your comments as we appreciate feedback to improve the house and experience for our guests. Unfortunately in the summer we are quite busy and do not have notice to repair or replace things as they are damaged throughout the summer. I did offer to send someone to fix the toilet and did have it repaired immediately after the departure and also repaired and replaced the bathroom curtain. The pool will shut off if there is power outage and there are simple instructions to reset it, and it is important to read through the house details that are provided online in the booking as it will make the experience smoother.

Horrible Stay--Everything is broken--Pool NOT heated

I emailed Erin before arriving to request that the "heated pool" be turned on so that we could swim in it during out stay. When we arrived the heat was not on, the pool was cold and the heater was not working. (It kept flashing flo). So I communicated to Erin that the pool heater was not working and the pool cleaning wand was broken. We didn't break it, we found it that way and because it was broken we spent 45 minutes fishing out a dead mouse that was floating in the pool. Erin gave me a series of tips to try to get the heater working, but none worked. She said someone would come look at the heater on Friday after our stay. No one wanted to go in the pool because of it being too cold and because of the dead rodent. Also, there is nothing covering the window in the downstairs bathroom! No one felt comfortable using this bathroom as anyone in back of the house can see you shower or use the toilet. The window is large and wide and completely uncovered! I emailed Erin about this. She said someone must have moved the curtain, but she assured me that the neighbors could not see in. However, I could see the neighbor's house from the bathroom. I sent her a picture from the outside porch looking in, along with a picture of the dead mouse in the broken pool wand. She was very unconcerned and unhelpful. There are only 2 bathrooms in this house, but 5 beds (6 if you count the futon off of the kitchen with curtains (not doors) separating it from the kitchen and living room. We were then down to one usable bathroom. Other findings: curtains in place of closet doors, a toilet seat that wasn't properly fitted to the toilet, a leaking sink in the downstairs bathroom, broken wood in a door jamb, a broken chest of drawers in one room, one room with no chest of drawers, AND a bed had a sunk-in mattress because the slats under the bed were broken! Erin offered us an extra night or a return credit. We had to leave the next day and I would not return. I asked for a percent reimbursed, she said she would contact us after having the property checked, but she did not. We were completely ripped off by these people. The house is a mess. I have never before written a negative review on VRBO, but this was awful and I hope that after reading this people will use their hard earned money to book a better stay.

Thank you for you for providing feedback but I think that there is a gross mischaracterization of what happened. It is unfortunate that you were not able to figure out the pool heater as it only required flipping switches and ensuring the temperature gage was turned up -which has never been an issue for other guests as the power sometime goes off during brownouts or storms. As our home is located in a state park we have no control over wildlife that may. be around the property. If you had communicated the mouse I could have sent the neighbor to take care of it but that never happened. I only received demands for money to deal with minor issues that could have been resolved with reasonable communication. Our cleaners also discovered a broken toilet seat, a bed that was broken due to a child jumping on it and stains on the carpet that were never disclosed by the guests. As you can see from other guests our property has been favorably reviewed. It is unfortunate that before I had the opportunity to respond regarding a credit the Ilana felt the need to send such an abusive review instead of trying to work out a solution like a reasonable and rational person.

Outstanding host and gorgeous property

The best part about this property is the beautiful views, the heated pool, and a lovely creek - all of which which my family and I enjoyed to the fullest. The house itself had a couple of things to get used to, but overall was very comfortable. Cell phone service is limited but that was good for a change!

Amazing pool

This was our second stay at Erin's lovely house. It's in a great location near Phoenicia—our kids love the pool and the creek behind the house. There's lots of room for family to spread out, a fully stocked kitchen, and fun hikes to waterfalls nearby. Highly recommend!

Fun stay with family and friends

My friends and family had a good time during our stay at this property. Everything was as described and when we had questions I was able to get in touch with the owner easily. The pool was great and kept our kids busy. The surrounding area was beautiful and close to some fun activities for the kids such as Plattekill Falls. Hope to return in the future.

Beautiful and clean place

This property was great for our occasion. We hosted a birthday/graduation/bacheloertte pool party at the house for a weekend. Everything was clean and the charcoal grill definitely came in handy. The area is very scenic and beautiful mountains can be seen right behind the house. Only thing I will note is that neither bathroom had a lock and the bathroom on the first floor doesn't have any curtains on the windows which we found was odd but that really impact the stay. There also wasn't any mobile service so make sure you connect to the wifi. Otherwise, check in was easy and there was a nearby grocery store in case you forgot anything. (Like 15 min away). Would recommend this property for a getaway in the mountains.

Great place in the heart of the catskills

Would totally rent again, halfway between phoenicia and tannersville with all the right amenities! So clean, easy and a great spot. I grew up in this area and couldn’t have been happier with the location, the place and ease of check in.

Erin’s house

We enjoyed staying at Erin’s house. It was a nice fit for our family of five up in the Hunter area for a few days of skiing. Erin was very responsive to questions we had at the beginning trying to figure out how to use the wifi. We loved using the fireplace. We would stay at her home again.

Beautiful and Peaceful

My wife and I rented this property in October 2021, and it was everything we needed. It’s in a convenient location - far enough to get away but not so far that we’d be out of reach. The home is beautiful and has everything needed!

Gorgeous Property

Its was big enough for 8 people. It is right beside a mountain view and a river stream. The owner Erin was so co-operative, responsive and nice. Since we went on a rainy weekend we couldn't use the heated pool. We will definitely go back to this property as my entire family like it.

Nice pool but that’s it

The pool and riverside fire pit were the best part of the property. However, the house was poorly stocked, there was no cable TV, poor WiFi connection, the kitchen was poorly stocked. There was glass all over the yard and the outdoor lights were not working. The house was clean and nicely furnished, but we won’t be returning.

I wish that you had relayed these comments to me during your stay as I could have directed you to where to turn on lights Outside, restart the router For the wifi and direct you to the additional paper supplies for the house and sent our cleaners to assist with picking up a broken bottle in the yard. All these simple issues could have been easily resolved with good communication. I do apologize that didn’t have a good experience.

Great House, View, Pool, and Location

I have stayed at this property two times. Erin is extremely responsive with any questions I had. The house is very clean and laid out well. The bedrooms are comfortable and relaxing. The pool is wonderful and you can hear the rushing stream that runs through the back of the property as you swim. The house is close to local hikes, Woodstock and Tannersville, and most importantly, the Phoenicia Diner. I will definitely stay at this property again in the future!

Catskills gem with pool

Erin's house is lovely and very comfortable. There are so many nice touches and details that add to the house's character. The large, heated in-ground pool was great for our kids. We enjoyed spending time by the creek in the backyard during the day and even at night with the firepit roaring. Lanesville is a short drive to Phoenicia, Tannersville, Woodstock, Catskill, and Hunter Mountain. We had a wonderful trip and hope to return.

Fall getaway

Nice house that is a great base for Phoenicia, Hunter and nearby hiking. The pool was too cold to really make use of but there was beautiful weather for being outside and for enjoying a fire down by the stream.
