Beachy Keen — Direct Oceanfront on Town Neck Beach

Some places are visited. Others stay with you.

Nestled in the dunes on Town Neck Beach, this oceanfront cottage places you directly on the sand, with nothing between you and the water.

This is one of the Cape’s rare true oceanfront homes—where the shoreline isn’t nearby, it’s part of the experience. Views stretch from Plymouth to Provincetown, with the ocean always present, always in sight.

A full-width deck spans the home and leads directly onto the sand, creating a seamless connection between indoor comfort and the beach. Mornings begin with coffee and first light over the water. Afternoons linger. Evenings arrive without urgency.

The Experience

* Step directly from the deck onto the sand
* Take in uninterrupted, endless ocean views
* Watch boats move through the bay and along the canal
* Spot harbor seals just offshore
* Walk the shoreline collecting smooth, heart-shaped rocks
* Bike or stroll to the Cape Cod Canal

There’s a natural rhythm here—the sound of the water, the openness, the ease. You don’t plan the day—you fall into it.

The Home

Relaxed, comfortable, and quietly elevated.

The open family room looks directly out to the ocean, keeping the water always in view. The layout flows easily between indoor and outdoor spaces, so the shoreline is never out of reach.

The kitchen and bathrooms have been thoughtfully updated, and the home is equipped with central air, high-speed WiFi, and full laundry.

From soft linens and spa-quality towels to a private outdoor shower, every detail is designed to feel effortless.

Nearly every room captures the water, making the view a constant presence throughout the home.

Location

Set in Sandwich—one of Cape Cod’s most historic and authentic coastal towns—you’re on the beach while still connected to everything.

Walk to the marina, the canal, or along the boardwalk into town. Within minutes, you’ll find some of the Cape’s best dining, golf, biking, and boating.

It’s classic Cape Cod—unhurried, genuine, and enduring—paired with modern convenience.

Local Highlights

* Tree House Brewing Cape Cod beachside beer garden nearby
* Café Chew (a local favorite for breakfast and lunch)
* The Belfry, Daniel Webster Inn, and other standout dining
* Cape Cod Canal paths for walking and biking

Even a single night here is enough to reset—leaving refreshed and ready for what’s next.

A perfect little beach cottage for a zen getaway. Could sit on that porch forever and watch the tides come and go. The location is great for avoiding most of the Cape traffic and maximizing comfort and relaxation. The host is very responsive, accessible and gracious. Thank you for a great stay!

Exceptional Beach Home

Beautiful beach house, fully equipped kitchen, comfortable beds, very clean, amazing views from every room. This is one of the nicest VRBOs that I have ever stayed at. John was a great host, always communicated with us and offered us wonderful recommendations for places to see and restaurant options. We would gladly rent again.

John was an amazing host - super responsive and thoughtful. The house is even better than it looks in pictures. It’s right on the water with markets and restaurants only a few minutes away.

Cape Cod Bayfront Cottage

The cottage is exactly as portrayed in the pictures and write up on VRBO. It was nicely decorated and well-equipped. There were wonderful sunrises and active marine life right outside the cottage’s deck. Plenty of restaurants nearby, and the beach and the bike path along the Cape Cod Canal provide ample opportunity for vigorous walks and biking. And I can’t forget the outdoor shower - it was wonderful.

Upon arrival walked in to a very lovely and relaxing cottage. Very open and clean. Great kitchen. Enjoyed sitting on ocean-front deck and reading, relaxing, socializing. Host was very easy to communicate with. Plenty of good quality towels and linens. Loved spending family time here. There was a full moon during our stay and the pictures don’t do it justice. You can tell renovations to this home were thoughtfully done.

Better than 5 stars!

This house was amazing. Location was incredible. Clean, cozy, and very comfortable. Well-stocked and great price. WELL worth every cent. Sunsets were gorgeous. Beach was beautiful (go for a walk to the Canal visitor center!). We do a mom/daughters weekend once a year. We travel all around, but may even do the Cape again just so we can stay in this house! We loved it!

Beautiful location & quiet beach

Stayed here with my small family and in laws for a week. The location is perfect- easy to get to from the bridge, close to lots of great dining, and somehow still away from it all. The house had plenty of room for our group of 6. The views are beautiful, my kids loved finding crabs and watching the seals, and my husband loved the location close to the canal for fishing. Overall a lovely week away- would recommend!

Beautiful Beach House with a view

Our family of five (kids ages 17, 14, 11) loved this beach property for a week long stay in Cape Cod. It had absolutely everything you could ask for, and the property was in wonderful condition. It’s a great layout that maximizes the space, with plenty of seating with views both in and outdoors. John was great at communicating, and very helpful. We hope to return next summer!

Perfect for small family

Our family of four - two small children - had a great stay. The owners were excellent communicators and very flexible. The beach out front is beautiful, but rocky. We ended up going to the sandy beach down the street each day for the kids which was wonderful for small children and just a 10 minute walk away.

Magical location and perfect home

This property exceeded my expectations. Sitting directly on the water with amazing views of the seals, boats, and sea. Inside was well equipped with all the kitchen needs we had so we could cook throughout our stay, rooms were nicely appointed and John was easily accessible for questions. Highly recommend.

Absolutely charming

We just spent a week in Sandwich in this little cottage by the beach and we loved it. We were a bit unlucky with the weather for most of the week but the place was still charming even on rainy days. On sunny days I couldn't get enough of the views. The owner was extremely helpful and available to answer any queries and he gave us lots of good restaurant suggestions, all of which turned out to be delicious. The beach was mesmerizing, from observing the seals, looking for hermit crabs, and enjoying the evolving landscape with the changing tides. We even saw a school of dolphins pass by one day. The water is quite cold and it's best to have a pair of water shoes to really enjoy walking everywhere. We were worried that the house would be too small for the 5 of us, but it's so well divided and organized it worked out perfect. I truly wish we could have spent a few extra days.

Very clean and well-maintained. We would definitely recommend!

Amazing views, perfect place to sit on the gorgeous deck and watch a sunrise, fishing fleet, freighters all pass by to the Cape Cod Canal. The owners are amazing to work with, responsive, honest and friendly. Great location to restaurants, shops, 6A and 6. Waterfront doesn't even sum up this location! My husband and I enjoyed our stay and will be sad when it ends! Thank you!

About the host

Hosted by John Gallo

Host profile image
I grew up north of Boston on the North Shore, spending summers between the coastline and time up in the Lakes Region. As I got older, I found myself drawn back to the ocean—back to the Cape, where things feel a little simpler and more grounded.

Hosting is an extension of that. I enjoy creating a place people can step into and immediately feel at ease—whether it’s for a few days or just a quick reset.

Why they chose this property

The Town Neck neighborhood captures something that’s getting harder to find on Cape Cod.

Town Neck is modern coastal yet Sandwhich is still holding onto to its classic Cape Cod charm . at Beachy Keen , you’re not near the beach—you’re on Town Neck Beach. From the cottage , you can walk to the marina, head along the boardwalk into town, or make your way to the canal—each offering a different way to experience the water.

What I enjoy most is how naturally everything connects. A quiet morning can turn into a walk into downtown, where you’ll find great restaurants, local shops, and that unmistakable small-town charm.

And within minutes, you have access to some of the Cape’s best dining, golf, biking, and boating—whatever the day calls for.

It’s that balance that makes it special. It feels like old Cape Cod—authentic, relaxed, and familiar—while still offering all the modern conveniences you’d want in a coastal escape.

There really isn’t another place quite like it.

What makes this property unique

Some places are visited. Others stay with you.

Set directly on the ocean, this is a rare location where you experience both—spectacular sunrises over the water just beyond your door, and warm, lingering sunsets behind you. It’s a natural rhythm you fall into from the moment you arrive.

I didn’t set out to create a vacation rental—I created a beachfront escape I’d want to return to, again and again.

From the moment you walk in, everything softens. The sound of the ocean, the light, the pace of the day—it all comes together effortlessly.

It just feels right.

Not like you’re staying somewhere—but like you were meant to be here.

Thoughtfully designed to be comfortable, relaxed, and quietly luxurious—from crisp, high-quality linens to indoor and outdoor spaces that invite you to slow down. Start your morning with the sunrise, spend your day in the open air, rinse off in the outdoor shower, and unwind into an easy evening by the water.

For me, even a single night here is enough to reset—leaving refreshed and ready for what’s next. That’s the experience behind this place—and one I hope you’ll take with you.
