Exquisite home in the heart of the East Sussex countryside.
Owned by interior photographer Wayne Vincent.
Perfectly positioned between Rye, Camber Sands , Battle and Hastings.
Attention to detail is evident throughout the entire space
Hot tub, projector cinema ,table tennis, drum kit, piano, croquet, boules, bbq etc.
Fully equipped kitchen with 6 burner double range cooker.
I have lived here with my family for 26 years having made the move from London.
I am passionate about architecture photographing many homes around the world for 30 years, so the space is important to me, however I feel it’s also important to create a home that works for everyone.
The house is equipped with all kinds of entertainment for adults and children. Sony PlayStation if you’re really bored ! Library, Croquet, Vinyl Collection, table tennis ( indoor), drum kit , piano/ keyboard , board games and a full cinema experience with 120 inch drop down screen and surround sound system .The house is basically fun !
Outside there is a dinning area under the grapevine , various garden furniture, flat area of lawn then an extensive lawn with bushes left a little rugged to attract the wildlife,rabbits , badgers and the occasional deer peering through the fence.
New Hot tub / spa seats 3 comfortably.

Its a beautiful part of the world with just about everything on your doorstep.
Historic Rye, Battle, Hastings and the magnificent beaches of Camber Sands,
Bodium Castle and the famous Gardens of Great Dixter House.
Bedgebury forest for mountain biking trails and Go Ape zip wire course. Bewl Water for sailing and of course the sea from Rye harbour.
Lydd international Go Kart raceway boasts the longest straight in the country ! Or try your hand at kite surfing at Camber Sands kite surfing centre. All within 20 minutes.
Slightly further afield the magnificent Beachy Head and Dungeness where you can also catch a mini steam train to get there , one of my children’s favourites.
Good old Hastings old town which is now pretty trendy with lots of bars and boutiques and live music just about every night of the week .The house is situated very close to the forest with stunning walks especially with your dog extremely safe away from all roads.
There are several good pubs close by and some great restaurants in Rye and surrounding areas.
Local shop and a bakers are also within walking distance.
The local train station Robertsbridge offers direct links to London Charing Cross ( 1 hour 20)
Being a rural location a car is essential throughout your stay.
Parking for 8 cars.
The house comfortably sleeps eight, 3 double bedrooms, 2 which are ensuite and a twin room.
I can squeeze an extra single mattress in any of the rooms for an extra guest if required.
There is a small studio on the side of the house which I use for my storage and occasionally a friend stays there, he is extremely quiet has no access from the studio to the gardens or the house, this will not affect your stay in anyway at all, in-fact in 9 years of being holiday let this has never been an issue as you can see from the reviews.
I will be on hand if you need anything and will pop up during a week’s stay to check the hot tub chemicals etc. Generally the hot tub is available on arrival, however during peak season its 24 hrs after arrival due to cleaning.
House is not suitable for stags or any party events. Birthday celebrations are absolutely fine.
Happy with one dog or maybe two if extremely well behaved ! ( £50 per dog )
