Casale La Cacciarella

The farmhouse, located on the slopes of Cala Cacciarella, is immersed in a wonderful centuries-old olive grove with a splendid view of the sea and the sunset.
The cove, located between Porto S. Stefano and Cala Grande, is designed by ancient hills planted with vines and olive trees.
It has various outdoor spaces: a fresh pergola outside the kitchen, a green terrace overlooking the sea, a playground.
It is a cool place in summer and enjoys total privacy. There are no houses in the immediate vicinity.
The old farmhouse (one of the rare ancient original buildings on the Argentario) is built with thick stone walls. The house was renovated in the 70s in a deliberately simple and rustic style to preserve its characteristics. A Villa with luxury finishes is not to be expected.

🔹The 100 sq m farmhouse is spread over two levels of 40 and 60 sq m, connected by an internal staircase.
Each level has two bedrooms (1 double and 1 triple) and a shared bathroom.
Each level has large open spaces and independent access; the farmhouse is therefore perfectly enjoyable by two families, who can use both the kitchen and living room on the upper floor.
2/3 parking spaces are available.

🔹PACE and ISOLATION
The farmhouse is isolated in the countryside among the olive trees, but also enjoys a pleasant sea and sunset view!
Peace and isolation are the most appreciated features.

SOCIAL LIFE and RESTAURANTS
Peace of mind while having all the hot spots (Porto Ercole, Capalbio ..) at hand. The town of Porto Santo Stefano is only 10 mn by car. Porto hercules at 30 mn. Capalbio at 40 mn.

AREMARE of sand and rocks:
Between Argentario, Parco dell Uccellina and Feniglia there are the most beautiful sandy and rocky beaches and sea diving in Tuscany.

BOAT and DIVING
Dinghies, sailing or motor boats can be rented in Porto Santo Stefano, Santa liberata, Cala Galera, Porto Ercole, Talamone

🔹 WALKING TO THE SEA:
For sports enthusiasts the sea can be reached on foot:

- the beautiful sandy or pebbly beaches of Cala Grande:
they can be reached by a mullattiera and a path in 40 minutes downhill and an hour uphill. avoid the hottest hours

- the beautiful cove with beach and rocks of Cala Cacciarella (under the house):
It can be reached via a narrow path in 20 minutes descent and 40 minutes of steep ascent.

CASA HOME MANUAL:
No phone.
No wifi.
Little field for the cell phone (you have to take a 5 mn walk to the beautiful view of Cala Grande to always have the signal).
No air conditioning.
No barbecues and fires (due to fire danger are regulated by special municipal regulations)
Water saving is regulated by special municipal legislation.
Water and light in Italy are precious goods: please save them as much as possible and do not leave lights or water on unnecessarily.
Please do not keep on more than 1 appliance at a time (washing machine, dishwasher, hairdryer) to avoid blowing up the current due to too much absorption.
Isolated position in the countryside, not in a residential area.
The water is not drinkable (it passes through the cistern, and the municipal aqueduct is full of holes)
Smoking is not allowed due to the fire hazard (if necessary, take care to extinguish the cigarette well and always use ashtrays)
The beds upon delivery of the house will be ready. There are no changes of linen.
Linen changes (sheets and towels) are possible for a fee (15 € person / week)
The house is equipped with only 1 set of bed linen and towels for 10 beds; other sets are available at the laundry with home delivery for a fee.
Linen and laundry are to be paid after the first week: The laundry of the laundry cannot under any circumstances be washed at home.
Any damage must be promptly communicated to the owner to give way to replace or repair and evaluate the related costs.
It is strictly forbidden to throw toilet paper or anything else in the toilet, under penalty of clogging and its repair.
