4/3 home. Sleeps 12. Master: King. 2nd bedroom: King. 3rd bedroom: 2 Queens. 4th bedroom: 2 Twin over Twin Bunkbeds. No Pets Allowed. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email. In addition, the electronic rental agreement must be signed prior to check-in.

This Fabulous home is located right on the Guadalupe River! Many spacious decks allow for the best of outdoor living. This home offers a horseshoe pit, hammock overlooking the River and many decks. The outdoor BBQ area is spacious and very unique. The upstairs deck has a full size table for enjoying the beautiful views as well as patio furniture for those beautiful Texas nights! The open living room / kitchen area has been remodeled for total enjoyment. The dining room table accommodates 8 people and there are also 6 bar stools around the kitchen island. The master bedroom has a King size bed with a private bathroom. The second bedroom has a King size bed and is conveniently located next to the guest bathroom. The downstairs living room has a table with seating for 6. There are two downstairs bedrooms; one with 2 Queen size beds and 4th bedroom has 2 Twin over twin size bunkbeds. There is a large full bathroom downstairs as well. High quality linens are provided for beds and bathrooms.

There are also 7 kayaks. Brand new A/C units so you won't get too hot during the Texas summer! Come and relax at this secluded riverfront home! The closest tubing outfitter is Little Ponderosa Outfitters which is just .7 miles away from the home. Interested in fishing? This is the perfect place for you! The Guadalupe River is stocked with trout starting December 1st!

Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. You can park 3-4 vehicles at this property. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500. We had a wonderful time! Host was responsive and the outdoor decking was a lot of fun. Home was cozy and beds were comfortable. It could use a few updates, such as new pans and better kayaks, but we still had a great time! I recommend this property and would stay here again.

Family weekend getaway .

Great house, great location

We thoroughly enjoyed our stay this house! It was spacious, clean, and had a great location. They had great little rapids very close so our toddler was able to enjoy floating down them with daddy. We would stay here again.

Amazing Riverside House

This property did not disappoint, river access was great and it was just a really nice property in general. Plenty of room inside and outside, enjoy the river on multiple levels whether riverside or from the balcony. Would recommend to anyone!

Great spot on the river!

The upstairs is rennovated and very nice to accommodate 10 people. Downstairs and the outside area is outdated, but not unexpected for a river house. The house and grounds could use some general maintenance. Loved the decks, size of the property, and river access.

Great hang out spaces upstairs and down. Make sure you bring ice chests to keep things cold. There's only one refriderator and that was not nearly enough space for 11 guests to keep snacks and food that would be cooked all week. Overall it was a great stay and I would go back again!

The house wasn't as nice as I expected given the rate we paid. Pillows provided were flat and uncomfortable, I requested more but the mgmt company said "that's what the owner provides". There are several amazing outdoor decks and patios but they are not well maintained. A broom or a blower would work wonders. We found a broom and swept the deck on the house and the mgmt company sent someone out to clean off the deck down by the river because it was covered in mud due to the recent flooding. He did about 70% of the job before rushing off and we then had to finish so we could use it. Guests shouldn't have to clean up the property on arrival.

Best Family Vacation Ever!

The property was outstanding, very private and had all the amenities you could ever want. It felt like home. Everyone enjoyed all it had to offer. Our own dock, kayaks, great outside area for games and the games were here. Great living areas, outside patios, free Wi-Fi, every dish and utensil you could want. Beautiful lake views. It accommodated all three families. All want to come back again.

Multiple beautiful decks!

We stayed for 3 nights and 4 days and had just the best time! The different levels of patio decks were so picturesque and enjoyable. The huge shade trees and covered bottom deck made sitting out and watching the family and tubers float by so pleasurable!We did purchase a leaf blower to clean off all the decks and railings or you would be tracking a lot in the house. Loads of chairs and tables outside also. Speakers up on the highest deck level and down by the river were fun to have. We had planned to go tubing but never had to leave the house. We floated and kayaked up and down our section of the river. The kitchen was very well stocked with lots of cooking utensils and gadgets and pans! Open concept to the living room with plenty of island and table seating. Lots counter space for multiple cooks! The upstairs bedrooms were nicely comfy and decorated. The downstairs needs just a little bit of updating.

Even Better Than What We’d Hoped!!!

This beautiful property was exactly what my husband and I needed for our family vacation. The house is beautiful and comfortable with plenty of room for dinners filled with laughter and games filled with hollering. We were 3 adult couples (our daughters and their spouses) and 1 teenage boy. There was enough space for all members of our party to “stretch out” if we’d had a little too much “together” time. The only drawback I could mention was that it took the AC a little while to cool the house. Which is understandable in August. The best part of this beautiful home is the outside space. The time and expense it must have taken to construct such epic deck space along with the dock we’re well worth it! This home is a jewel with deep river waters that meant we could play and float in the backyard despite record low river conditions. Another wonderful feature is the home’s location. We were concerned about crowds and river noise being right on the river but the home’s location was so peaceful with just a hint of party to keep us lively. I highly recommend this property!

Overall, I recommend this vacation rental. Reviewer Comments: We had a great time in this house. It is right on the river with easy access. There were 4 kayaks but one had a leak which made it challenging on the water! The kitchen was very well equipped with almost any utensil or small appliance you could need. The bedroom furniture and bedding was dated but clean. There were lots of seating areas indoor and out. The only downsides were the air conditioning just couldn’t keep up with the heat while we were there. The management did send out two different repairmen but it didn’t really help. It was very warm in the upstairs living area —glad we brought a box fan! That is the other downside—the primary living space was upstairs, so everything had to be carried up a flight of stairs to put in the refrigerator, etc. But overall we would recommend and come back!
