Boasting a lovely spacious open-plan living area comprising of a kitchen, dining room and sitting room, this welcoming space enables the whole group to socialise together. In the well-equipped kitchen you'll find everything you need to cook any meal with ease. Adding ambient light and warmth, the wood burning stove in the sitting room adds a touch of romance. Hunker down on chillier evenings and allow yourself to completely relax in front of a film on the television. Giving the the whole ground floor a bright and airy feel, dual aspect french doors lead out to the fully enclosed rear garden. On sunnier days open up the doors and let the fresh coastal air drift in.
Upstairs on the first floor, three bedrooms are beautifully presented, each decorated in a muted colour palette. A double bed is presented in the master bedroom, which also benefits from en-suite shower facilities. Twin single beds are hosted in bedroom two, with bedroom three curated with bunk beds. A superbly fitted bathroom with bath and separate shower, completes this floor.
Outside, a small patio area with barbecue compliments a lawned garden which can also be accessed through the dual aspect french doors in the sitting room. Being fully enclosed with a part walled and part willow fence, this private space is a great spot for supervised children and dogs to play.

Holly Lodge forms part of a three house terrace comprising of two other properties; Holly Cottage which sleeps two and Holly House which sleeps up to ten. These properties can be booked together for large family gatherings or parties. All three are completely self-contained and have individually fenced private, secure gardens. The Holly properties are ideally situated on the edge of the Buttlands, just one minute's walk from Staithe Street which bustles with independent shops, cafes and restaurants.
Additional Information Two well-behaved dogs welcome (small additional charge). The bedding provided is synthetic. There is no starter pack (tea, coffee, sugar and milk) or welcome hamper provided at this property. Travel cot and high chair available on request. Please bring your own linen for the travel cot.

Very nice area, with individual shops. Very good restaurants within a few miles. Property good and well managed, but it would be nice if the front gate was fully openable, difficult to negotiate with large cases. Would be happy to stay there again.

Constructive Criticism
The property was ideally located which led to a fabulous holiday, We arrived in the middle of winter to a freezing cold house which took many hours to heat, it would have been good to have this on prior to arrival. Small/medium pans and a roasting tin would be nice in the kitchen. Thank you

Little Gem in perfect location
What a lovely cottage with everything you could wish for….apart from a parking space!!
Arrived to find tv and upstairs sockets not working. Called the office and within 15 mins a mai thence man arrived and sorted the problem. Brilliant customer service.
Parking will always be difficult but you’ll always find somewhere just maybe not outside in Buttlands.
We had a fabulous week in Wells and wouldn’t hesitate to return to this property.

Short break
Fabulous house very clean and furnished to a high standard. Perfect for a holiday with family and friends due to its size and facilities. Position is good as near to shops and pubs. The only small criticism was no mirror in the main bedroom /bathroom but only a minor one. Enjoyed our stay with friends and would definately book again.

Our excellent stay
We loved the house and location. It had obviously had a face lift and we loved the open plan feel, the comfy sofas and well designed kitchen, the log burner was very efficient. It might have been helpful to have some hooks, we had to hang our coats over a door handle. Upstairs was good, although no mirrors in the main bedroom and bathroom and although there was a large one in the other bathroom our guests were using that one.

Wells week.
Third stay at Holly Lodge this year,that speaks for itself.My wife ,two cairn terriers and myself are always happy there.

Great location
A lovely, spacious home that is really not as well maintained as it could/should be. I ended up buying drain cleaner to clear blocked basin drains, fixing broken blind cords (so that they could be opened), repairing bedside lamps which included replacing a broken fuse. I did not however clean the mould in the shower - not pleasant. Looking past these and other maintenance/cleaning issues the lodge is in a fabulous location for walks and excellent eateries and is ideal for families with children and dogs. An enclosed rear garden to enjoy the warm autumn sun was very enjoyable.

Felt like student accomodation
The property is classed as 4 star and described as being recently refurbished to a high standard. I suspect that this was written over five years ago as the property was very tired and in need of refurbishment. Things which demonstrate this was mould in the shower, heavily stained carpets and rugs and ground in dirt in the bathroom woodwork which can only have built up over a period of time. To add to the tiredness of the property was the fact that it was also unclean - dirty windows and kitchen cupboards, dusty/sandy skirting boards, dead spiders and dirty backs of the sofas plus very old/grey-white bath mats. I didn't allow my daughter to walk in the property with bare feet and I bought a pair of flip-flops as I also did not feel comfortable walking without anything on my feet. I would recommend an inspection as I do not think that the property lives up to the description or the four star rating - I did not feel comfortable there and it was reminiscent of my student days.
Thankfully, as the property was so well located combined with dry weather we spent days out enjoying Wells and Norfolk and evenings at the pub next door. I would visit Wells again but I would not visit this property.

Not happy
Not a clean bathroom or ensuite. Sink was blocked. Noise levels until late at night. Lack of parking, could not get anywhere close to property. Car parked right up to front of gate meaning lifting suitcases over wall. Green bin full of glass bottles. Daylight coming through around the outside of the front door. We were in a lovely part of the world so it's a shame the property was nowhere near up to the standards I would expect. The price of this property does not reflect its standards.

We enjoyed our stay here great location lovely house. I think a good garden table and chairs would be a valuable addition the pub table is of no use. The fridge was a bit of an issue the door didn’t shut unless you pushed it firmly and then did not think it was working properly as some items were not as cold as they should have been . Overall though we throughly enjoyed our stay at Holly Lodge

Lovely house in a fantastic location. Unfortunately having stayed there a few times over the years the house is starting to look a bit tired. The kitchen draws don't shut. The dishwasher still works but no spring on the door so it drops down and plinth broken.we did see a few ants at the bottom of the stairs.

Wonderful location
Our third stay at The Hollies, this time, we were just a little bit disappointed, the cottage was not up to the standard we experienced at Holly Cottage and Holly House: several things were broken, which could so easily be fixed, the fence, a tile in the ensuite bathroom, the coat rack and a kitchen draw; we also found sweet wrappers in the bedroom draws, this otherwise pretty cottage just appeared a little unloved...

Great location well set out house easy to clean.Home comforts Zero Fixtures and fittings CHEAP Front door rubbish badly fitted and not up to standard (gale blowing in) The house deserves better!!

Ground floor The entire ground floor is open-plan but is designed in such a way that each area is well defined and flows together to make a very good living space.
Entrance hall With WC. Kitchen With a range of fitted wall and base units, ceramic hob, stainless steel cooker hood, dishwasher, microwave, integrated fridge, under counter freezer and a combination washer/dryer. Sitting/dining room With dual aspect french double glazed doors opening onto small patio and lawned garden. Television, wood burning stove, two comfy sofas and dining table seating six.
First Floor:
Master bedroom With a double bed and aspect to the front. En-suite shower room With shower, wash basin and WC. Bedroom two With two single beds and aspect to the garden Bedroom three With bunk beds and aspect to garden. Family bathroom Superbly fitted bathroom with bath, separate shower cubicle, wash basin, WC and heated towel rail.
Outside:
There is a small patio & lawned garden accessed through the double glazed doors in the reception room. The back garden is fully secure and private which is part walled and part willow fencing. The front garden is also enclosed but relies on the gates to the front of each property to be closed. Parking is available without restriction on the Buttlands to the front of the property.
