Beautiful modern Lakeland cottage with private hot tub, bbq and wood burner
This beautifully newly built cottage sits in the Lake District’s eastern border in the Lunesdale valley. Situated in the grounds of Roundthwaite farm the property has fantastic views down the valley towards Sedbergh and North to Penrith and the Lakes.
The cottage has a large master bedroom on the ground floor with a flat screen TV and en-suite bathroom. Just off the main bedroom is a smaller child’s bedroom with bunk beds. Upstairs is the open plan living area with a well-furnished kitchen and living room. A log burner provides all the heat needed, but just to make sure on the cold winter nights the property has central heating. Outside the cottage has its own private garden including a seating area and BBQ. Tucked away in a secluded corner of the garden is the hot tub with perfect views into the night sky, essential to help you relax after a hard day exploring the local area.
The location could not be better for access to the National Parks. The M6 junction 38 is only 2 miles away and from there you can easily drive to the North Lakes and Keswick or Kendal and onto Windermere and Ambleside. Being on the border of the Yorkshire Dales National Park you can also venture into the Dales or the Eden Valley

We had a great stay at this property. The location, although remote, is central to all the main towns and sites of the Lake District. The cottage was very clean and modern and had a really homely feel.
Had the most loveliest break away with the family. This was our third visit to barneys cottage and every time has been perfect. Our dogs loved the local walks seeing all the animals, the hot tub was a treat to come back to after a day of hiking and Kevin is always welcoming and accommodating. The cottage is cosy & peaceful and clean. We wouldn’t stay anywhere else when we visit the lakes with our pups. Already looking forward to booking our next visit!
Beautiful cottage on the edge of the Lake District. Great location as it’s a short drive to most popular Lake District attractions. Stunning scenery and spacious cottage make for a relaxing getaway. Kev welcomed us when we arrived and recommended places to visit including the local pub for pizza which was lovely! 100% recommend this cottage for anybody looking to visit the Lake District. The hot tub was a luxurious bonus which helped us relax after a long day of hiking.
We have stayed a few times here and always has been great. Kevin was away but his mother looked after us and was so helpful. Would definatly recommend. Only tricky thing with the lounge being upstairs and having a toddler stopping him going downstairs as no stairgate/door. Will hopefully going back again soon. Thanks again

The was our first family getaway since becoming a family of 4 and it was everything we needed and more.
Kev is very welcoming and gives you all the information you need, and the cottage is a home away from home.
We explored the Lakes and managed to chill out each evening in the hot tub, once the little ones were fast asleep. The cottage is safe and secure and our little ones loved the animals (and the puddles!)
Will absolutely be returning, without a doubt!
Stayed at Barney’s cottage as it was dog friendly, there is also Bella’s barn there, but that’s for those without four-legged friends . Kevin the host greeted us shortly after arrival to ensure we had everything we wanted. He was a lovely chap as was his mum who attended to the donkey, pony, horse and dogs. Lovely place to stay very friendly, hot tub was lovely after a days walking only downside is there was not a garden to let the dog out but quite easy just to walk her up the road. Would definitely stay again. Oh and we bought some of their chickens eggs which were yummy
We stayed at Barneys Cottage to celebrate our little boy’s first Christmas, and we really couldn’t have asked for more! The property is really easy to find, well equipped kitchen even for a Christmas dinner, and just generally fab. We have really had the most special time 🥰
Cottage was lovely and as described, nice and remote but with everything you could need. There is a bit of noise from the m6 when outside but barely noticeable and non existent once in the great hot tub!
Near to plenty of good walks, great stay and would highly recommend.
All was as expected, just like the photographs. We loved the friendly donkey and Shetland pony that were our neighbours. A good base, and not far to supermarkets in Kendal to stock up on route. I would recommend to friends. Not really anything negative. If I had to pick something, it would be that it is very close to the motorway, if this is something that would bother you. Obviously you get some noise, especially when it is wet. Also the bunk beds are in a very tight space, but you can see that this is the case from the photos. Overall a really good short break with everything you need provided, clean, comfy, warm and welcoming.
Our second time visiting Barney’s cottage and it was everything and more than we remember! The outdoor area has been updated since our last visit, the bigger hot tub area with extra lighting makes for a very relaxing evening after a full day of activities. Our dog loved reuniting with the donkey and we loved seeing him again too! Kev was great at communicating with us and made sure to greet us on arrival and departure. We look forward to future visits at Barney’s cottage soon :)
Absolutely fantastic off the grid break. Everything thought off, clean, easy access and perfect communication from Kev. Highly recommend to everyone. If looking for food The Three Greyhound’s at Gt Asby or The Royal Oak in Appleby are a short drive away and beautiful menu and food
Great property, ideal position to see all local attractions. The cottage was very clean and comfortable and the hot tub is a great place to relax after a day of walking and sightseeing. Kev is a great host, very helpful but not intrusive
Brilliant location in peace and quiet but with great links in any direction. Wonderful open farmland walks in around 25 mins to the local pub. All amenities needed and nice welcome basket was much appreciated! Definitely recommend!
Kevin was always quick to respond, friendly & helpful. Safe, secure, private garden for our dog. Liked the attention to detail: a lovely welcome basket, bath robes for the hot tub, tea/coffee/condiments. Would definitely stay again :)
We spent 3 nights here and really enjoyed our stay. The accommodation is very nice and clean and kev was friendly and helpful. We had a really good time and would happily stay there again in the future.
