Chiton Beach House is located in a quiet street with little through traffic. It is very close to beach (200m walk to Chiton Beach) and is one street from the Encounter Coast bikeway which runs to Victor Harbor, Port Elliot and Goolwa.
The north facing undercover deck has fantastic views of the hills and a big outdoor setting for sitting outside and watching the world go by or the kids skateboarding or cycling in the quiet street below. The deck has a hooded gas bbq for the early morning fry up or bbq lunch or dinner.
Chiton Beach House sleeps 12 people (2 queens, 8 singles in double bunk format). All beds have their own quilts and pillows. Bring your own linen or guest may hire it from by contacting Victor Harbor Linen (victorlinen.com.au).
It has 2 bathrooms with 2 toilets, 2 showers, a bath and a 2-3 person spa
The house is heated and cooled by a split system upstairs and downstairs. There is a 65inch smart TV upstairs and 42inch TV downstairs. Wifi is included. Bluetooth compatible stereos upstairs and downstairs. A table-tennis table downstairs keeps the kids and adults entertained.
The kitchen has a mini nespresso, dishwasher, sandwich maker and toaster.
Great for a quiet get away, or for 2 families.
We accept Schoolies bookings by negotiation, and with additional conditions.

The beach house was incredible, with the view of the mountains on the deck and only a couple streets away from the beach. Our family thoroughly enjoyed our stay, with plenty of amenities available on the property.
Host instructions were strict, and made to feel like you were walking on eggshells..Amenities were in reasonable condition.

I'm not sure what you're referring to with regard to strict instructions. These are the same instructions as last year and the only thing we ask is that you separate your general waste, recycling and green waste which is required by most councils and because the bins aren't collected every week. And which you didn't do!

We had a lovely time at 25 Albatross Avenue. Perfect place for a family with split levels allowing separate time for parents and children. Thanks Barrie.
The house was set up really well for our group. We especially appreciated having plenty of single beds since we're a group of single young adults :)
The kitchen was set up well for our needs and we enjoyed eating on the balcony.

Property was well situated, had enough space for us all, the BBQ was really dirty and we had to scrub it to be able to use it. Everything else was good.
Neat clean had everything we needed close to 2 main tourist spots Goolwa & Victor Harbour as well as Pt Elliot. So many games available for kids to play with. They had so much fun playing table tennis.

Great views
6 adults and 6 kids stayed here for 2 nights in May. We had a great time. Enough room for everyone. Great That there were 2 living areas. Kids played downstairs while adults were upstairs enjoying them view. I would suggest some new fry pans and perhaps an electric fry pan especially would be handy as electric cook top slow and we were cooking breakfast for 12 people. Some tea bags in the cupboard would be great too. No hesitations in recommending this place.

The house suited our group really well for the activities we planned. The kitchen was fairly well set up for cooking for 12 people. We enjoyed the view from the balcony and had fun with table tennis.
What a lovely place to take a large family, or two families! Our two families found it very easy to stay here with the bedroom configuration - one queen bed next door to the bunk beds in both the downstairs and upstairs, and a bathroom alongside each. The table tennis and toys meant that the kids had heaps to do, and the kitchen was one of the best I have used in a holiday home. It has everything you need! The neighbourhood is lovely and we enjoyed the view of the hills from the balcony. We would definitely return. Thanks Barrie :)
