Location: Rocky Mountain retreat in the center of Granby, Colorado.
Lower Level: Modern kitchen with all essentials. Cozy living room with a gas fireplace. Smart TV with streaming capabilities. Full pullout couch. Front patio with a Weber grill. Back patio overlooking the pond. Half bathroom.
Upper Level: Bedroom 1: Queen bed with washer/dryer Bedroom 2: Twin-sized triple bunk bed (250 lbs limit per bed). Primary Bedroom: King bed with en-suite bathroom and balcony with gorgeous views.

Guest Access: Guests are welcome to enjoy the community pool, hot tub, and playground. (please see the pool/hot tub schedule under Other Things to Note). In our neighborhood guests will have access to the entire 3 bedroom home, deck with webber grill, balcony, washer and dryer, as well as many neighborhood amenities - including pedal boat and multiple areas to fly fish. Parking: 2 standard size parking spaces are available. Additional parking is available at the North End of the resort to the right of the owners' sheds if you have more than two vehicles and/or trailers
The Neighborhood: This cabin is in the Edgewater community which includes 4 ponds in addition to the Fraser River for fly fishing. There are walking paths and additional fire pits for the community to use.
The Cabins at Edgewater are perfectly situated 20 minutes from Winter Park Ski Resort and Grand Lake. Next stop is Lake Granby only 15 minutes up the road and Rocky Mountain National Park is just a few minutes further. The cabin is walking distance from the town of Granby, where you’ll find restaurants, live music and local shops. You can enjoy fly fishing, boating, hiking, mountain biking, horseback riding in the summer and fall, plus skiing, snowboarding, sledding, and snowshoeing in the winter.

Getting Around: Pretty much all of our guests bring their car. The pool & hot tub are walking distance from the house. The town of Granby, Ski Resorts and most Hiking requires a car.

This is not a secluded home, it is a community so other homes are nearby.
PLEASE BE ADVISED THAT THE COMMUNITY SWIMMING POOL WILL BE CLOSED FOR THE SEASON AS OF MONDAY NEXT WEEK, SEPTEMBER 8, 2025.
The hot tub schedule is as follows: CLOSED - October - Nov 21 Opens: Nov 22 - Nov 27 Opens: Fri-Sunday through Dec 23 Opens daily: Dec 23 to Dec 31 Open: January - April: Friday - Sunday CLOSED April 24-May 29th Opens: daily June -August (Refunds will not be given if the hot tub/pool are not available as the HOA makes the schedule and it is subject to change.)
Trailers and oversized vehicles must be parked in the overflow parking area
Note: no pets, no parties, and no smoking is allowed anywhere on the property (indoors and out) and Catch and release fly fishing only (no lures allowed). Community Kid’s Pond allows for catch and releases lure fishing for kids age 15 or younger. Quiet hours are from 10 PM - 8 AM. This community is very family friendly so we ask everyone to please respect that.

A lovely place for grandparents, parents, and a preschooler. Enjoyed sitting on porch, hiking nearby, pool, hot tub and a wonderfully useable kitchen. Bring bug spray for later in the day. Very quiet neighborhood. We really enjoyed our stay.
This is the second year I’ve stayed here when I’m up for my son’s camp. We stay for almost a full week. It was everything you need- great location, cool neighborhood, and laundry lol. This year I had both my boys and it’s so nice to be able to do laundry during the week. And I love that all the bedrooms are on the same level

It exceeded our expectations. Family of 5, with 3 children under 10.Amazing views, lots of activities for the kids without leaving the property. Host had multiple board and card games for all ages. We would definitely stay here again.

The view outside the bedroom window is on my top five for places we've stayed. This house is well stocked, and well decorated. We thoroughly enjoyed our stay and would definitely stay here again.

A last minute get away fly fishing excursion. The cabin was very nice and a perfect fit for what we were seeking. Very easy - everything we needed. Love the grill - easy to use and convenient. Ponds were frozen, but the Fraser was flowing well. Good times!

Close to Rocky Mountain national park . Nice community , paddle boat was broken while we were there, but the home was very comfortable and well stocked with everything we needed.

Excellent location, within walking distance to downtown Granby! The small ponds right next to the building is a wonderful attraction for a relaxing background. Perfect place for family vacation of 3 generations
We spent 3 days here with our son, daughter-in-law and our 2 grandchildren ages 7 and 5. It was perfect. We enjoyed the pool, paddle boats, grilling dinner and day trips to Rocky Mtn. N.P. , and watching the full moon from deck.
