Perfect for two families with queen and king bedroom suites, Twin/Twin bunk bed with a separate twin in the third room, and a queen sleeper sofa, there is space for everyone (sleeps 10).

Nice place

Property was in a fantastic location and the house was overall clean but… it definitely needs a deep clean and the yard needs to be wrangled. Trees overgrowing the drive way made it difficult to get in and out of your car and the grass was tall. If those minor things were handled I would definitely stay here again. We love the area and the house.

Our two daughters and 16 yr old granddaughter joined us. This home is not one of the newest in the subdivision but it works for us. There were a few minor repairs needed but did not impact our stay. The beach and pool are just a short walk away. There were several excellent places to eat nearby. The kitchen is fully stocked, though, which made it convenient for the meals we cooked. Coastal Joe’s was excellent to work with for this trip.

All conched out

The house was great for our group of 10.If you have walking issues an plan on walking to the beach that will be difficult,It is a treacherous walk through the sand for the elderly . Cookware is kinda warn out and not much of it.Glasses ,cups silverware a plenty.Beds were comfortable.Coffee pot took a hour to make a pot ,we replaced it and left it for the next guest.Garbage pick up is on Monday so we had 6 days of trash with 10 people we cooked alot ,which meant alot of trash that wouldn't fit in the cans .That may not be a problem for most guest that arrive on Sunday. Over all the house was perfect for us, the walk to the beach was my only complaint. plan to walk to the beach it is a very difficult walk through the sand .

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location of this home is great, and there's a gulf view from both decks. However, the home is showing a lot of wear and tear and a lot of fixtures are past their prime. The two main bedrooms have really old mattresses and box springs that are horribly worn out. Toilets leak, screens need repair, trees are growing on the deck, there is significant mold on the side of the house and the decks, and floor planks have separated on the main floor. We made the best of it but we would not return to this house until some of these maintenance items are taken care of. None of this is the rental company's fault and they were great about responding to issues and questions.

Family pet friendly home

The house is great and living room actually much better than pictures. Kitchen has everything you need. Could use trash cans in bathrooms. The pool was small and warm- and closed a few days by the health department. But the beach is close and not crowded and the house a great vicinity to area restaurants. The lock on the house is ridiculous. There are zero instructions. Be sure to ask rental agency. It really needs to be replaced. Master bedroom needs black out curtains. Bring eye masks. If there are heavy rains there are leaks in downstairs master and living room. Check in: they said we couldn’t check in until we got a text. But we NEVER got a text and after a long day of travel sat in the rental company parking lot waiting for the mystery text. The rental agency found this highly amusing. Jokes that we would get it at 3 in the morning- when we would have really liked to be starting our beach vacation. Advice: SIT in their office and ask every five minutes of your house is ready because if you are out of sight you are out of mind. Do not go to your car. Wave your arms. Remind them you are waiting. Tell them repeatedly the text hasn’t come. You are paying thousands of dollars to stay at this house. You deserve prompt check in.

Thank you for taking the time to let us know about your experience. The text alert is auto populated when the home has been cleaned and inspected. As we have already mentioned some phone carriers work better than others out here, so this could be why there was a delay in receiving a text. Check-in is between 4:00 and 5:30, and we have never required or denied a check in based off a text message not being received.

Great location but needs some repairs

The location was fantastic. The property was close to the beach and was in a very nice neighborhood. The pool was a great plus as well as there was a horrible case of red tide in the area when we arrived. The managers were very prompt about answering questions or responding to emails and were able to help us through booking since VRBO was acting a little janky when we went to book. That being said, the house was a bit rough when we arrived. There was a fair bit of storm damage from the hurricanes which was not mentioned in the listing. For example, the sliding door from the living room to the porch was broken and had yellow duct tape on it with a sign saying a replacement had been ordered and the curtains over it had been ripped all over. The floor at the front door was very soft and the laminate floor was buckling up. The gate going off the porch down to the ground had a nail stick through the latch and bent into place instead of an actual pin which ended up cutting my hand several times. Also, several of the fabric folding chairs at the bar had the seats ripped and really couldn't be used. As well the house hadn't been cleaned particularly well when we arrived. We ended up cleaning soap, sand, and hair out of the bathtubs, the cushions on the couches had been turned up but there was still food on them, and the floors were fairly dirty when we arrived. There are also no vent fans in either the upstairs or downstairs bathrooms, just passive vents going through the closets to from the bedrooms which had mold growing around them. With all that being said, we were up front with the property managers when we left about the state of the house and they were very apologetic. The folks at the office told us they would have been happy to have the cleaners come back to go over the house again when we arrived had they known. I told them we just cleaned ourselves because it was late when we arrived and didn't want to pack everything back in the car and take our toddler and dog off for a few hours while they cleaned as we were ten hours from home. All in all we still enjoyed the vacation but will probably not be back to this property.

Thank you for taking the time to share your experience, although it was not the best. The subfloor at one of the slider doors is a bit soft due to a leak, and this is why the slider door was blocked off. Contractors have not exactly been the easiest to secure lately, but we're happy to report that the subfloor is due to be replaced in mid Dec. As far as the cleaning, this was absolutely not acceptable and has been addressed with the individuals that cleaned this particular week. We sincerely apologize that you walked in to that, as this is not how we do business.

The house set up was great for families traveling with dogs. There were nice dog friendly touches like the gate at the top of the stairs so they could enjoy the deck. The layout of the house was perfect for us (2 adults and 3 kids). Beds were comfortable and nice views from the top deck. Would definitely stay here again. Only thing I would recommend for management is adding keyless entry so we don't have to worry about picking up or dropping off keys.

Great property for a relaxed family beach vacation

we love our experience at this beach house…the view was great…the house was very spacious for our family of 7. we loved the enclosed porch that our dogs to sunbathed daily…a quick walk to the beach with clean community pool…the house was clean with adequate cookware available. Coastal Joe was very helpful since pool had a locked gate which required a code but they quickly responded to get access. It is a rural area but the local piggly wiggly was only a 10 minute drive for groceries. There were a couple reviews about outdated property but we found the home was update structural sound…also very clean property. It definitely show that Coastal Joe takes pride in their rentals. Would definetly recommend this beach house!!!!!

Overall, I recommend this vacation rental. Reviewer Comments: This is our 5th year at All Conched Out. We love the neighborhood, the proximity to the beach and community pool. We love that it is dog friendly. The past two years we have noticed the declining upkeep of the house, mainly the exterior. The yard is overgrown, the grass uncut, and the palm trees have grown into the drive which hits your car. The exterior needs to be washed or painted to remove the green film accumulating. Some of the wood siding is crumbling off. There is a new shower in the downstairs bathroom which is beautiful. Upon our arrival, we were not able to get our keys until 5 pm due to Covid requirements/cleaning. When we arrived at the house, in general it was clean. We found all the towels in the washer... unwashed. We found coffee grounds in the coffee pot. We found the grill tools used and left by the grill. The grill had been moved to the ground floor from the main deck level. We had a great vacation but for the price of the house, it would seem the owners would keep it up to standards. Also, to have to wait so late to access the house, it would seem the housekeeping details should be thorough.

We enjoyed the gear rental with bikes that we rode down the pedestrian and bike path. Contact free checkin and checkout were both quick and easy. We had 5 people and 2 dogs with us. I loved that there was a latching gate at the entrance onto the deck. Pretty sunrise view for coffee from the Adirondack chairs on master bedroom’s deck lookout.

We love Cape San Blas

We love our time on the Cape. The location is perfect. You can sit on the porch and watch the ocean. The home was clean and presented just as listed and just as other commenters mentioned. The home does need some TLC and some repairs but we knew that going in and were happy with our stay. The kitchen has what you need for pots and pans, grill outside and an area to wash the sand off at the end of your day. The beds were comfortable and there were plenty of pillows. The location, view and porches are perfect. Read the instructions before you go so you bring all you need. I would recommend a keyless entry to the rental company. We will be back.
