The building is an older building but had everything we needed, great for the price paid.Plenty of space in the house with an amazing forest out the back and a lake to adventure on out the front. Super private and made you feel like you were lost in the bush.

Homely, follow the instructions around the house and all good. Plenty of room, but be prepared to make the place suit your needs. Help the owner by doing some cleaning, bring the supplies that you need. The facilities are aged but adequate.
large character house in an excellent location between Tauranga, Rotorua and Whakatane which gave our group plenty of options to explore. It was great having the space to spread out and the listing seemed spot on. Definitely recommend
Very useful venue for a big family or group of friends. Half an hour from Rotorua and the road is safe and well maintained. Property manager Kevin is helpful and friendly.

This house is always well presented it's cleaned before and after each booking and I try my best to meet and greet people but I don't know what it is with these people they always think they can do better but in reallity they can't they walk in like there the hotel inspector I never ever get one good comment only critersisem this is a family home not a hotel the more people that burn bridges as they go. May find then selves sleeping in there car
Beautiful location, close to rotorua and all the sites we wanted to visit, but far enough out of town that it was quiet with beautiful views of nature.

We recently stayed at this property. Was a big house that enabled us to create memories
This isnt a 5star accommodation situation however it is as listed and worked perfectly fine for us for the weekend for what we needed. Definitely wouldnt be everyones cup of tea, but thats ok. Host was very friendly and easy to deal with.
We enjoyed our stay, lovely cozy lounge with the fire on and plenty of space for us all. We were disappointed the oven didn’t heat well though, and there was no drier. It rained for most of our stay and we struggled to keep things dry.

have new dryer now they do get alot of work the ovan you do have to keep an eye on it sometimes it can switch off eather the timer or the door dryers broke down when i was there last i had a back up new will get it there next time i go down
Missing a few modern essentials like wifi and mobile coverage, but has room for vehicles and guests. 7 of us spread out comfortably. Close to lake, playground, store, boat ramp and far enough away from the main road for a quiet sleep. Would be awesome with some upgrades but is currently one of the cheaper places for its size.

Value for money
This property has a lot going for it. We particularly enjoyed the use of kayaks and the pet goat. Internet was fast and all the appliances worked well.It does have a distinct feeling of visiting your elderly relative who has just stepped out. With some decluttering and professional cleaning this would be the best holiday property out there. But again, then it would not be that affordable. So take your pick.

I have taken consideration in keeping the house as original as the day I walked in every one thinks that if they owned the house they would do things different but they don't see the work that I put in maintaining the gardens clearing the drive of all the leaf fall cutting fire wood cleaning the roof and all the spouting keeping the Internet on wine on table traveling into Rotorua to do washing and drying of all the bedding upstairs and down mowing lawns cleaning and then when all is done it's time to travel there to start doing it all over again and at the same time working hard to fight the cost of living what people don't know is that I traveled from Auckland to keen this house all while maintaining a full time job and 5 rental properties as well as my lawn mowing always working non stop for the last 30 or more years of owning the house now I travel from murupara I am glad you enjoyed your stay for two nights

Cheap & Family friendly
There's no getting around that this house needs some serious maintenance - it's musty and full of old carpet & furnishings - but the basics you need; kitchen, bathroom & beds; are clean and comfortable. You do pay for what you get, but our large family was happy with a big house that was very affordable and gave us a base to explore Rotorua. The 4 kayaks were a bonus and definitely a highlight. It's an easy 5 minute walk down to the lake.

Another honest review
This property has the potential to be a great asset. It looked dated in the photos but that wasn't a problem. However, used soap, toothbrushes and facecloths, used dishes on the bench, leaking shower, laundry (not a store room), trip hazard rugs and electric cords need attention. The the beds we used were clean and comfortable but we don't think it was worth the amount we paid! Unfortunately we felt unable to stay another night there.

great location close to Kawerau where we were working, Plenty of room for lots of people. But the house was musty and dusty, baby developed a snotty nose and respiratory congestion and could not stay. im not sure it the house needs more airing out/ vacuming or has air bourne mould

This property is great value for money. It has a lot of beds in it. Kevin had lit the fire for us before we arrived which was really nice of him. I was a bit worried as someone had said that the place was mouldy so there baby couldnt stay there. We had our baby with us on the friday night and there was no problem. There is an HRV system and no mould. Yes it is an old house but for the cost of it and value for money it is a great stay. Everything that you need is there.

We arrived at the property and were quite taken aback by the state of it. The pictures on the listing are not a good representation only the place. The place is cluttered with all sorts of appliances and other things. You can see it would have been a great place in the past but needs a lot of tlc and a good clean. The oven stays shut by wedging a spatula agains the cupboard door.
We loved the location so close to the lake and had fun with the kayaks available. The kids loved going to see Billy the Goat.

The house was smelly, untidy, cluttered, and unsafe. Downstairs was cold and had a strong stench of damp mold.
There was still half-eaten food in the fridge and cat food on the floor.
We did not stay due to the overall condition of the house.
Would not recommend staying here.

Sorry I should have lit the fire for you though your probably used to a heat pump Rotorua can be cold at times but don't shoot the weather man there were heaters two downstairs and one in the foyer radiant heater the ones on the as. seen on TV my cat is an outdoor cat and was not there sometimes I take her with me for. Company the house is never left untidy and is not unsafe
The house stank and it was filthy. It should not be let to paying customers.
Smoke detectors didn't work, balcony decking was rotten, balcony railing was unsafe, taps leaked constantly. The kitchen appliances need replacing. The house and yard were over flowing with 'stuff'" which made it impossible to clean and hazardous for guests. No amount of airing will improve the "musty" smell, it was just plain filthy.
This place is just not habitable and should not be rented out to guests.
