Title: Good size, but lacks hospitality and MaintenanceWe rented this home for our late mother’s memorial. While it fits a large group and the location is convenient, it’s managed by a strict corporate company ("The Arbor Collection").The Pros:Good location with decent driveway and street parking.Quick communication from the hosts. The Cons & Maintenance Issues:Zero Flexibility: Despite explicitly telling us they had no one renting the next day and offering to sell us an extra night, they refused a simple one-hour late checkout unless we paid over 260 for that extra day (which we did). They also denied our request to host a daytime BBQ for extended family attending my mom's memorial, refusing to allow 20-25 total people on the property even though the house already sleeps 16.Safety: A third-floor bathroom doorknob fell off, locking a family member inside.Plumbing: The kitchen sink slowed to a trickle. The host knew it was a faulty toggle switch but hasn't fixed it, forcing us to pry the button out manually just to wash dishes.Under-Equipped: The dishwasher is far too small for a house sleeping 16, and the toaster oven is old and barely works.Layout & Upkeep: No accessible outlets near the beds. A full bathroom is in the basement where there are no bedrooms. No kitchen door to block noise from creaky floors. AC units had "replace filter" lights on, and fixtures had cobwebs.Bottom Line:It works if you just need beds, but expect rigid corporate rules.
