Sunset Ledge is 400 feet away from the ocean (Skilling's River). A path will take you to a beach, where you can swim, hunt for seaglass, sun bathe, or launch your kayak. Kayak delivery service is available in this area. Sunset Ledge is filled with everything you would need on your vacation to make you feel right at home. The kitchen has a gas stove, dishwasher, microwave, and a fridge., coffee maker, and Kurieg machine. There is a laundry room with a utility sink, washer and dryer. There is a patio fire pit area outside and chairs to take to your very own beach.
Sunset Ledge is provided with linens, cookware, dining ware, etc. Guests will need to bring personal consumable items like napkins, toilet tissue, paper towels, personal soap and shampoo. Smoking and pets are not permitted at Sunset Ledge.
Maine State Sales/Lodging Tax The Maine State sales/lodging tax is 9%.
Deposit/Payment Terms 50% deposit of the total rental amount (rental fee + sales tax + property damage protection) is due at the time of reservation. The balance is due 15 days prior to reservation date. Feel free to pay online through the rental website.
Check-In, Check-Out Times Sunset Ledge requires check out time to be at 9 a.m. and check in 3 p.m. As the time period between check-out and check-in is relatively short for the cleaning/changeover, guests are asked to adhere to these times, by not arriving prior to the check-in time and departing the cottage no later than the check-out time. Guests departing later than the check-out time will be subject to a $50/hour charge.
Cancellations: Full refund up to 60 days before reservation, no refund within the 60 days.

The house was clean and had everything we needed. Incredible view and close to everything we wanted to see and experience. The hosts were amazing and had great recommendations for adventures. We would definitely recommend this property.
House was just as pictured and perfect for our family Maine trip. Located close enough to Acadia to easily enjoy it, but away from all the hustle and bustle of Bar Harbor. Our favorite part was relaxing by the water searching for treasures! We hope to be back!
This property was even better than described! Clean, well appointed, and in the perfect location for sightseeing or lounging by the ocean looking for sea glass. Owners were quick to respond when we had questions. We wanted for nothing during our stay here- we’ll definitely be back!
This was a great place to stay, and functioned perfectly for us and our two young kids. The kitchen was very well-stocked, the beds were comfortable, both bedrooms had A/C, and it was so CLEAN! (This is always the thing I hope and look for in Vrbo rentals.) The hosts were very responsive and a joy to work with. We would definitely stay here again, and recommend that you do, too!
So delightful- the house is welcoming and has it all. Loved the quiet beach location and just sitting outside having coffee in the morning looking at the water. It’s a bit of a ride to Bar Harbor and Acadia but well worth it. Ellen and Ryan are just wonderful hosts- can’t say enough about how they care for their guests. If I visit Maine again, that’s where I’ll be!!
Our stay at Sunset Ledge was exactly what we had anticipated and more! The location was perfect for our family, allowing us to get to Acadia with ease while also allowing for activities closer by, too. The property is even cleaner and better looking than the photos listed and I even felt comfortable with our infant crawling around. Having the beach front just down the path was wonderful for afternoon/evening dips and seashell hunting. The host provides water jugs and propane tank to help with the stay and was easily accessible for questions. We would certainly recommend a stay at Sunset Ledge and plan to return.
My husband and I took my father and visited Bar Harbor and the surrounding areas. The location was quiet, short walk to the shore, the accommodations were comfortable and clean.
We enjoyed morning trips to Schoodic Peninsula, Arcadia and Bar Harbor but loved coming back to our private beach to search for sea glass/rocks and watch the wildlife and sunsets!
We loved our stay. The property was very clean, comfortable & had all the conveniences of home. Our host left no stone unturned. The sunset view was amazing & we loved the outdoor fire pit. If we travel back to Acadia, this would be first on our list of places to stay.
We loved being right on the water. Kayaked every day and visited Acadia several times. This property was great. Very well thought out details/ organization.

I’ve stayed at properties all over the country and have never seen one so clean and the kitchen so well furbished. Great place to spend the week exploring Acadia National Park and Mount Desert Island. About 40 minutes from Bar Harbor but not too far away. Great location and very peaceful. Great communication with the owner as well.
We spent 12-nights at this house and loved every moment! Our host Ellen provided exceptional hospitality and customer service. The location is off the beaten path and has a wonderful view of the water and a short path to walk down and to enjoy the cool water and views. The house itself is great for a group of Four. Ellen has all the essentials you need for a great stay. I would recommend that you stop and get your groceries before you arrive as the nearest grocery store is about a 20-minute drive. Make sure if you like ice to stop and get some. Overall this is a gem of a place and I guarantee you’ll love the location and peacefulness?
We thoroughly enjoyed our time at this home. It is perfectly positioned to explore Acadia and areas beyond. It was an excellent and comfortable home base to return to relax and prepare for the next day’s adventure. The house is clean, well stocked with essentials, and nicely appointed. It is quiet, roomy, and accommodated our family of four perfectly. Highly recommended if you are looking for a place a little off the beaten path but close enough to everything.

Love the area but would look for a more beach friendly waterfront
Built well away from the water with a difficult steep trail to get to the beach. The beach itself is only navigable at low tide. A porch would have been nice to enjoy the beautiful Maine weather.
We had a wonderful time at Sunset Ledge. The home is immaculate and very welcoming. It had everything we needed and more. The property was gorgeous, set in quiet Hancock Point with great views, plenty of yard and a short tree-lined walking path down to the water for daily sea glass hunting & kayaking! Only about a 45 minute scenic drive to Acadia and Bar Harbor too!
Ellen, our host was just fantastic and always only a text away if we had a question. We very much look forward to returning to Sunset Ledge real soon!
The house is wonderful, is fully stocked, the host is gracious and very responsive, the backyard has a private beach, and the sunsets are out of the world. What more can one ask for? This is a perfect vacation away from home house. Only a very small caution, and that is purely for people looking to spend daily time at Acadia national park - The property is located 30 min from Schoodic point part of Acadia and 45 min from Bar Harbor side of Acadia. We did not have issues driving there at all but something to keep in mind.
If your looking for your next family vacation home in Maine, stop looking, you've found it! This property embodies everything you could want. Centrally located to both Schoodic and Mt. Desert parks. The home was beautiful clean and fully stocked and I mean stocked with everything you could need! Ellen was lovely and so easy to communicate with!
Our family had so much fun kayaking right off the beach. We found loads of sea glass, starfish and perfect views right off the private beach.
We have vacationed in this area many times and this is by far our favorite place. Already planning our trip back!! Thank you again Ellen❤️

We thoroughly enjoyed our stay! The home is impeccably clean and well supplied, everything we needed at our fingertips. Check in was easy and communication with Ellen was a breeze. The home is perfectly situated for excursions as well as relaxing by the firepit, watching eagles swoop, enjoying the water and sunsets, and preparing meals. We visited Cadillac Mountain for gorgeous sunset (you need reservations for the summit), enjoyed Bar Harbor, Schoodic Point, Catherine Hill Winery, organic wild Maine blueberries in Cherryfield, lobster and so much more. Convenient to dining options and grocery shopping yet away from the bustle. This was supremely relaxing and an ideal place to stay. Thanks for sharing your lovely home. We would love to come back!

My family and I had a great time at the property. We were permitted to check in a little early... The house was very clean and had everything we needed for a week long stay. The location in Hancock Point is serene. We had our own private beach where we could wander around looking for shells and seaglass. One day, we even saw a seal playing around about 100 feet out from the beach, popping its head up every 5 minutes to say hello. The location is convenient to major places to see... Winter Harbor and that side of Acadia is about 30 minutes away. Bar Harbor and core Acadia is 40 minutes away. Ellsworth is 20 minutes with grocery stores and shopping. The location is a great "in between" spot for those looking for a quiet waterfront house to get away!
This is one of the best properties we have ever stayed in. Such a beautiful home and the location is just breathtaking. The house is perfect, so clean and has everything you need for your home away from home. The home is tucked back in the woods, overlooking the water. You can walk on the property to the beach. The town of Hancock is fabulous and surrounded by amazing restaurants and small coastal towns. Bar Harbor and Acadia are close by and the drive is super easy. We LOVED coming back to the property after a long day of hiking in Acadia, relaxing on the beach, watching the sunset and searching for sea glass. So great to stay in a home away from the crowds. Ryan and Ellen are wonderful hosts, so gracious and helpful. Thank you for sharing this amazing property. We are so grateful for the beautiful week we had with our family and the memories made.

We, Ryan and Ellen Sprague, built this beautiful home on Ledge Lane in 2011. We started clearing the land in 2010, and by May of 2011 we had blasted the ledge and poured concrete. Our builder Brad Hamor, started building our 30x50 ranch styled house the first of July. Four months later, the house was complete, the septic system was finished after that and we moved in on Thanksgiving day in 2011. We were so pleased it took such a short time. We hope you enjoy our dream home as much as we do.

At Sunset Ledge, you can bike, hike, and kayak at any time. Lounging at the private beach, sitting at the patio, grilling on the porch, whatever you wish, it is possible.
