Spacious Hill Country Condo on the Beautiful T Bar M Ranch!
This complex is the perfect getaway for couples or families. The ranch features many activities on property including swimming, tennis, or simply strolling along the many stone-lined paths through beautiful oak trees.

T-Bar-M 403 is 2 bedroom, 2 bathroom condo that sleeps and allows 6 guests maximum.
Master: King

This gorgeous condo has a full kitchen, access to tennis courts, swimming, and grills by pool area. Nestled in the Texas Hill Country, and only minutes from the Comal/Guadalupe Rivers and Schlitterbahn. T Bar M Ranch is conveniently located only minutes from New Braunfels' charming downtown district, dancing and dining in historic Gruene, splashing at world famous Schlitterbahn Waterpark and tubing down the crystal blue waters of the Comal River.

Must be 25 or older to book, kids are welcome with a parent/legal guardian.
Renter's ID and Credit Card must be presented to receive check-in information.
Occupancy is not to be exceeded at any time.

*If booking through Airbnb, the "Prices include all fees" does not apply if you're bringing a pet.
Pet-Friendly unit with the following fees: 2 pets max.
$25/day/pet
$60 Pet Cleaning fee (this is for interior ONLY and NOT picking up after the dog in yard)

Great space to meet with family. Close to all New Braunfels amenities but very peaceful and quiet. The pool area was very nice.

We ended up staying 4 more nights. The staff, especially Kate, were so kind and accommodating. The condo is so comfortable and the grounds beautiful and peaceful. Very thankful!

Charming home in a convenient location!

We loved our stay in this charming & cozy condo! It’s conveniently located near shopping centers, restaurants, H-E-B, & a Buccees. It’s also close to the San Marcos, Comal, & Guadalupe River. The property grounds a gorgeous & we saw so many deer roaming throughout the property. There is little hiking trail we enjoyed as well. We would recommend this place to anyone.

Beautiful location

This was located in a really pretty part of New Braunfels. We loved the condo complex. The house was nice, but there are definitely a few things that need to be fixed or upgraded/updated. First of all the beds. Both beds were very creaky and not very comfortable. The space feels old and could use some updating. Second, the coffee pot provided took FOREVER to brew. We started a pot and it took an hour to finish brewing 8 cups. That is crazy and was frustrating to not have hot coffee when we needed it. As a whole we liked it, but some small updates world go a long way

Decent Place to Stay

Overall, I recommend this vacation rental. Reviewer Comments: The property was mostly clean except both bathtubs were full of dozens of fleas of some sort. The sofa bed was absolutely unusable it was nothing but coils and the sheets on the bed had lots of dirty particles all over it, this property does not truly sleep 6. It was nice to have all the soaps available, and coffee, filters and sugar--but the back of the coffee pot was absolutely filthy and unusable. I tried to clean it but we ended up buying a coffee pot at HEB to use. I was so thankful I'd looked in the back of the pot before brewing. The location was great & we enjoyed seeing so many deer and birds, the pool area was great as well. Except for a few disappointments we very much enjoyed our stay. (The King Bed on this property definitely needs a new mattress!!) None of those things would keep us from returning.

After receiving your review, we sent out an exterminator regarding the bugs in the bathtubs, they were springtails, and come up from pipes!? -They have been taken care of and are no longer an issue in the unit. We've also replaced the coffee maker, and have informed the owner of needing a new King mattress! Both issues above could/would have been resolved during your stay had you called our on call cell number! Please remember that for any future stays!

Not all we expected!

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We had hoped for a fun condo for our family to stay in for our reunion. However, we arrived to 105+ TX weather to a condo with specific instructions that we couldn't adjust the temp to a comfortable level and no ceiling fans throughout the unit. We tried area fans, but slept with no blankets and barely a sheet b/c it was so hot. Other family was in another unit that was much more updated, had great ceiling fans and theirs felt cool with all of us in it. This unit is just in desperate need of an update. I took pics of many of the outdated & old rusty, dusty, just plain dirty items b/c it was sad since we love T Bar M so much and brought 35+ family members to experience our love. We also were running out of TP early on and reached out to find more & they said that was our responsibility after we used up the roll they provided (so, we can go buy a pack of 6+ because we barely need 1?) Does that mean the next person starts with 6+ or is someone taking the extras home? Please don't lease this one out again until more updates have been done to it.

Donna, we are sad to hear you didn't have a good experience. We will bring your concerns to the owners of the unit about updates etc. We do require a 72 degree AC cap to ensure the AC doesn't go out during guests stay, which was mentioned throughout booking, as well as in the signed rental lease agreement. We leave 2 rolls of TP per bathroom and if that's not enough we ask renters before hand to bring extra if needed. The "planning and packing" was mentioned in our emails to you which does include extra TP, along with a few other items. Again, we're sorry to hear you didn't have a pleasant stay and will bring your concerns to the owners.

Quick trip

We were notified when we were almost to our destination that the pool was closed due to a limb falling making it as though it had just happened which was clearly not the case, we couldn’t even use the grills. That are clearly had been shut down for a while! They did give us a 15% discount, it should have been more. Also,you could not adjust the thermostat and we were extremely hot! The thermostat was programmed it was 85 a couple of nights, no ceiling fans only a small fan in the bedroom that stood on the floor. The beds are like sleeping on the floor. They definitely need some upgrades! It was clean, but false advertisement on the amenities that should have been disclosed when booking

Overall, I do not recommend this vacation rental. Reviewer Comments: We were very disappointed that the pool was not open. With young children and older people, the pool was the one thing that we all enjoyed. Ian with River City Resorts was helpful but he could do nothing about the lack of a pool. Our condo was nice and we would stay there again but others in our group were not so lucky. There is a great deal of disparity in the condos, depending on how much the owner has remodeled. So be sure to look at the pictures carefully. Maintenance was quick to follow up. The property is about 50 years old and it shows. We have been coming to the new Braunfels area for 40:years. It will be out last time. Too crowded to relax and enjoy the city and nearby Greene.

The condos out at TBM are individually owned and decorated. We take honest reviews and use them to enhance our services to our guests. We are glad that you found the unit that you stayed in was a nice one to stay in. It is unfortunately out of River City Resorts' hands in regards to the pool situation. The T Bar M HOA BOD is working to determine if the 300-400 year old tree next to the pool can be saved. A 2000 pound branch fell from the pool and the HOA closed the pool for safety reasons. We are sorry to hear that after 40 years of you coming to New Braunfels that you won't be returning because its too have had 40 years of many other tourists discovering the charm of New Braunfels and Gruene and we can't blame them for coming!
