Smithy House dates back to the 1700s and has retained much of its traditional charm and character. It is set in the old part of Stainton on the village green.

Smithy House is Calor gas centrally heated and comprises, lounge with a smart TV,DVD player, docking station, unlimited wifi,Hi-fi, log burning stove and 3 and 2 seated settee and a cot. The Dining/kitchen area has a gas Esse range cooker, fridge/freezer and microwave. The utility room has washer/drier, cooker and dishwasher.
Downstairs is a Master double bedroom with King size oak bed and furniture and en-suite bathroom with cast iron slipper bath, hand basin and WC. On the first floor you will find a twin bedroom with built in wardrobe and flat screen tv and dvd. Also upstairs is a double bedroom which has a four poster king sized mahogany bed and matching furniture, it has a superb buit in shower and hand basin. Upstairs is the bathroom which has a shower, hand basin and WC.
There is private parking for 2 cars within the grounds. The garden has a large lawned area with patio and garden furniture.
The village of Stainton is ideally placed to enjoy the Northern Lake District and the Eden Valley being only 3.5 miles from Pooley Bridge and Lake Ullswater.
Penrith a market town is only 10 minutes away, here there are a variety of shops, restaurants, supermarkets, pubs and a large open air Saturday market.
There are superb opportunities for mountain and road cycling.
Walkers can take local walksand there is a lovely walk to the village of Dacre which has a pub. Serious walkers can attempt Blencathra and Helvelyn which are only a short car drive away.
Stainton has a village pub, hotel,shop,post office and a church and the Rheged Discovery Centre is within walking distance.
All gas, electric, logs, bed linen and towels are included.

I am a retired teacher, teaching for 38 years in Special Education. I retired 12 years ago and followed my dreams of purchasing a property in the beautiful Lake District. My wife also was in the teaching profession and was head for most of her career. In her final 6 years she was chief executive of 3 schools all on the same site, a comprehensive,primary and special school. She was honoured in the Queens birthday honours in 2001 and was made a Dame. My hobbies are mainly sport now, playing golf, skiing, cycling a couple of times a week and I enjoy walking in the fells.
