Three Trees Cottage is a lovely one bedroomed character property, situated next to the historic NYMR steam railway station ( in the popular village of Grosmont and close the stunning North Yorkshire coastline. Its has been recently completely renovated and refurbished to a very high standard. It has an open fireplace, sitting room and dining area. The bathroom has a stunning roll top bath, wet room shower with waterfall shower and under floor heating. and is wheel chair accessible. It has a well equipped kitchen, with oven, hon, fridge and freezer and washing machine.. There is an outside patio area with seating, and views up to Grosmont House. Three Trees Cottage is all on the ground floor and it can be used in conjunction with two bedroomed Sir Nigel Gresley Cottage next door. The cottage is ideal for a relaxing break as well as offering the superb walking and cycling for those seeking a more active holiday.

Lovely peace and quiet. I visited once before in 2012 with the previous owners and this stay was exactly how I remember. Quiet. Peaceful, lovely hosts who let us do our own thing and were available if we needed it. Comfortable stay - best sleep of my life 10/10 we will be coming again!

Very welcoming host. Lovely clean apartment, right at the side of the train track, a short walk away is Grosmont station. A couple of nice walks also without having to use the car, the one to Beck Hole particularly nice.

Unsuitable
Booked in for a week, stayed one night. Totally unsuitable for electric wheelchair. No grab rails. Stones that the wheelchair kept getting stuck in. Sofa to low for wheelchair user to sit on. Also down a very steep embankment.
Clean and comfortable. Good location. Property heating kept the cottage warm.
Note that parking is down a small steep slope, but level with the property.
This cottage was in a great location in Grosmont and if you opened the curtains the steam trains ran alongside the property. We were not bothered by noise but rather fascinated by them. There were great walks in a beautiful area - the best was to Goathland of Harry Potter and Aidensfield fame. The only negatives were that we didn't learn how to control the heating in the bathroom and there was a pervasive smell of damp in the kitchen though we stress this didn't impact on the main living area and the bedroom which were ideal. We are sure the owners will address the damp issue and other than that we would recommend the place as we had a lovely break there.
Fabulous base for what we wanted from our holiday.
Walks inland & coastal, beautiful scenery, steam trains were breathtaking…
The property was immaculate, welcoming & exceeded expectations.
We will definitely return, a credit to the owners.

This was good but could have been so much better
This was an expensive hire so it should have been excellent in all respects. The internal accommodation was pretty good (except for noisy heating system which the owner failed to solve), but the stay suffered from both a lack of any external private sitting space and a difficult parking area and egress.

Grosmont House itself is an imposing and handsome building pleasantly situated in the heart of the picturesque village of Grosmont. We are delighted to be able to call Grosmont House ‘home’. Having purchased the property in 2016 we have been undertaking extensive refurbishment to breathe new life into this wonderful Victorian building and the two cottages.
Why they chose this property
This cottage along with 'Sir Nigel Gresley' which is next door, are like hidden gems in the village of Grosmont, whilst also being readily accessible to all that the village offers: four cafes, one pub, one real drinking club, a book shop, gift shops and of course the steam railway.
What makes this property unique
Grosmont a thriving village is home to the North York Moors Railway: a working and vibrant museum to the wonders of steam rail travel. There is a glorious twenty miles of rail track, taking you by steam train to the many villages along the way and onto the picturesque market town of Pickering. We feel blessed to live in such place, with such an abundance of things to do and places to see. From our doorstep we can walk along the many country footpaths, including the coast to coast path and the rail trail which follows the route of the steam trains to Goathland. Beautiful National Park countryside, moorlands and coastline combine to offer many delights in this very special part of North Yorkshire.
Whether it’s the proximity of the nearby coastal resort of Whitby, the quaint picture postcard fishing village of Robins Hoods Bay, the attraction of outdoor pursuits such as walking, bird watching, fishing, biking or pony trekking, or simply time to just relax in perfect surroundings, this delightful setting in the North York Moors is an ideal base.
