Our single level 3 bedroom, 3 bath 1,500 sq ft condo (Unit 531) in the Kendall Mountain building offers the ultimate convenience in winter or summer as it is located in the heart of Purgatory Village only steps from the primary high-speed lift to the top of the mountain, the Purgatory Express.

The condo is located on the 5th floor (elevator access) and offers amazing views of the Main Plaza and the slopes and is one of the rare ski in/out properties with a private hot tub (brand new in 2019).

The condo was completely remodeled in 2019 and was professionally decorated and each bedroom contains a TV and high end furnishings and linens.

3rd Bedroom - Bunk Beds (2) (Single over Single)(Main Level)

The Kendall building also features a hot tub on the roof with amazing views.

For an optional 4% resort fee, you will have access to the Durango Mountain Club which includes an outdoor heated pool with slide, outdoor hot tub and workout facility. The 4% resort fee included in the quote is the required resort fee that must be charged and does not allow access to the Durango Mountain Club. When booking, just advise if you would like the extra 4% resort fee added.

Please note, due to HOA regulations, this unit, and all of the units in the Kendall Building, are NOT pet friendly.

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.

Yearly Ski Vacation

We have been bringing our high school/ college kids and friends here to ski for the past few years. This property was a perfect location and offered the perfect entertainment for college age kids. We had a wonderful time!

Stayed here for Spring Break 2025. Very convenient location and nice accommodations. Hot tub and sauna are a nice touch. The slopes were right there and had a great view. The locker in the bottom floor was super convenient for storing skis and poles. Only small issue was the hard water made the glassware pretty cloudy. Other than that, pretty ideal.

This was our best VRBO experience at Purgatory to date. Communication with property manager was excellent! Very nice furnishings, etc. The only downfall was cooking pans were not in great shape, but everything else was fantastic. Highly recommend this property, do buy kleenex though! Thank you for a wonderful stay!

3 bedroom condo but 1 parking pass. No hot pads, no kitchen towels, no dish rags, a few trash bags left in kitchen but no trash can. Arrived at 15 min til 4. Would not let us check in. Then did keys wrong and had to go back. Staff at store was rude also. Condo and view beautiful.

Overall very nice place. Modern and updated. Great location with covered parking. Sauna and hot tub a minor plus. TV had Apple TV which was great for my youngest. Sleeping areas were really nice. Great view of the mountain. Only 2 negatives, needs a new hot tub cover and a better can opener. Those are minor concerns compared to everything else being great!

The unit was very clean and well stocked with essentials. It would have been nice to know that the resort was 20 minutes from town and about the activities the resort offered and the times prior to arrival so we could have better planned our visit, but that’s the only hiccup and I wouldn’t even consider it a complaint. The Purgatory Resort was a great spot with lots to do and beautiful views! We will definitely be back.

The only thing I would say is that it does get very cold during the frigid winter nights. Even with the heat turned up, all the bedrooms seemed chilly at night, especially the bunk room. Bring extra blankets and you should be fine!!! Will definitely stay here again 👍🏼👍🏼

The private hot tub and sauna located in this unit are a real treat. Decor is beautiful and functional. To our surprise a tool bag was in the closet which enabled us to make needed repairs to our ski. So thoughtful. As things sometimes go, the dishwasher stopped working, but was replaced within hours. Very impressed with the prompt service and attention to details. Highly recommend this unit.

Spacious condo

We had 2 families rent this condo - it was perfect! Had two master suites both with king beds - and the 3rd room had 2 sets of bunk beds - which was perfect for our 3 boys. The kitchen is a little small for the size of the condo but we made due. There was enough seating for everyone to hang out after long days on the slopes. The outdoor seating was covered with snow so we didn't get to enjoy that- we did get to enjoy the hottub - but because there has been so much snow the week prior there were some dangerous pieces of ice dangling over the hottub that we could not break off. The sauna did not seem to work - but we didn't call anyone. We had a few fires and the wood they brought was great and lots of it. We are already planning our next trip to stay in this condo!

The location was PERFECT for a ski getaway and we did not need to, nor want to leave the resort once during our 3-night stay. The full kitchen with eat-in capabilities and resort restaurants allowed us to rest easy when it came to meals and truly just enjoy our time away. The property is adjacent to the beautiful Purgatory mountain and the code protected equipment storage on the first floor made getting up, grabbing our gear and hitting the slopes that much more convenient and fun. We ended each day soaking in the private hot tub on the deck followed by movies and a REAL fire in the cozy living room. We could not have asked for a more peaceful and relaxing way to cap out each ski day. Whether you are planning an intimate couples’ getaway or an activity-packed family vacation, this penthouse has it all. From the covered parking and private sauna to the exquisite furnishings throughout the space, we had an exceptionally luxurious stay. 10/10 would stay again!

We loved having access to the private hot tub and sauna as well as the larger public hot tub right down the hall. The property included thoughtful touches like boutique shampoo/conditioner, hot tub towels, fire building materials, general spices, etc. The rooms and overall property were clean, spacious, beautifully decorated, and included incredibly comfortable furniture/beds. It is worth noting that the rental comes with one covered parking spot (though additional passes for general parking could be obtained from the front desk) and the elevator was briefly out of service (no big deal for us, since we packed light and liked the climb). It is also worth noting that the view alone makes up for all of this. We spent our evenings in the hot tub surrounded in snow and our mornings wrapped in blankets and drinking coffee while we watched the ski areas being groomed. Our visit was absolutely perfect and we hope to return very (VERY) soon!

BEWARE—STAY AWAY!

I was very disappointed in the property on many fronts. Bill, the property manager was combative from the first evening I arrived and checked in to let him know we did not have access to the Durango Mountain Club (which we paid 8% resort fee for). He said the HOA representatives at the front desk control the keys to the club. We tried for 4 days to access the club which we paid the extra resort fee to access with no luck. The dry sauna in the unit DID NOT WORK at all during the entire stay. Not once did Bill send a maintenance person to check it out, and I have the email thread where I informed him about this more than once. Bill told me in an email the day I checked out that the breaker was blown for the dry sauna, but no refund was given for the amenities not being as advertised. Also, the hot tub did not heat up past 88 degrees, and it also had over 10 feet of snow all around it. The snow drifts covered the entire outdoor fireplace, the grill, and all the patio furniture making it unable to be used. I also informed Bill of this in writing immediately. Another major snow issue was discovered on day 3 of our 6 night stay when as my 3 year old was napping, the snow removal crew started banging on the door and a whole crew of men came in to our condo to clear the 10 feet of snow because it had caused the ceiling in the condo below unit 531 to leak extensively. The crew showed pictures and it was ballooned out and water pouring through the ceiling below. The snow removal employee, Tyler, stated he maintained EVERY SINGLE condo in the Kendal building except for this unit because they chose the cheap route of not proactively removing the snow and to “take their chances.” Now that extensive damage was done to the condo below, they were forced to take action. For the next 3 days for 2-3 hours each afternoon, we had a crew of 4 men removing snow from the deck, completely disrupting our stay. Again, I informed Bill of this in writing and absolutely nothing was done for the inconvenience. The pots and pans are so old and damaged that you cannot cook with them. It states in previous reviews this issue, and they claim they have replaced the pans. They have not. The cleaning crew leaves MUCH to be desired if you are looking for a thoroughly cleaned place to rent. Both sinks in the master bathroom were stopped up and we had to purchase Drano to use them during our stay. Will never stay here again!! Be warned!

Spring Break ski trip

Unit was comfortable, attractive, and clean with everything in working order. Unit had everything we needed except a casserole dish that the management company provided upon request. Because of the notation "starter supplies provided" I was afraid it would only include one roll of tp and two dishwasher soap pods. I packed extras of everything we might need for fear I would have to shop daily for what we might run out of. I was happy to see they provided generously for all consumables for our 5 night stay, along with some extras like left over foil, coffee and seasonings. The only bad mark is for location. It is identified as ski-in/ski-out, but that is debatable. Unless you consider walking across the approximately 250 ft courtyard and up a flight of stairs, as shown in the photos, in ski boots, carrying your skis, ski-in/ski-out, it is not. We had not been to Purgatory before so we did not know that was the closest point of access. For this reason, we never came in for lunch, potty breaks, water or rest, and I feel like it is a little over priced. It had two patios, one of which was only partially usable due to recent snowfall, with a skinny shoveled trail to the hot tub and bar-b-q. The second patio had a roof so it was accessible. One inconvenience was, as pictured, the two king bedroom's bathroom showers have no privacy from the connected bedroom.
