Laughton House & Cottages: Steps away from Pemaquid Beach!

This is a house and four cottages located in the charming seaside community of Pemaquid Village. Perfect for family reunions, wedding accommodations, company retreats, and many other types of gatherings. The main house has four comfortable bedrooms, a well-equipped kitchen, sunny living area with TV, front porch and upper balcony, and dining room. There are also four charming cottages on the property for your use.

Buildings and sleep capacities:
- Laughton House (main house): 9 guests, 4 bedrooms (3 Queen, 1 Double & 1 Twin Beds), 2 baths
- Ocean Breeze `Guest Cottage`: 4 guests, 2 bedrooms, 1 Queen & 2 Twin Beds, 1 bath
- High Tide Cabin: 2 guests, 1 bedroom with King Bed, 1 bath
- Ebb Tide Cabin: 2 guests, 1 bedroom with King Bed, 1 bath
- Low Tide Cabin: 2 guests, 1 bedroom with King Bed, 1 bath
*Please note that Low/Ebb/High Tide and Ocean Breeze Cottages are seasonal (uninsulated) cottages with no central AC or heating. We do provide a space heater in each cottage for your use on chilly days and evenings and fans for hot days.
**This listing requires a minimum of 2-night reservations for most of the year.

We’re also pleased to offer a Level 2 EV charger on the property. It’s available on a first-come, first-served basis and shared among guests at the property. A usage fee applies for short sessions (0-5 hrs) and long sessions (5+ hrs or overnight). Just let us know if you plan to charge during your stay and we’ll be happy to provide details.
To ensure a wonderful experience for all guests, please note the following:

GENERAL
- Please treat all buildings with care and respect.
- Maximum occupancy: 9 guests in Laughton House, 4 in Ocean Breeze Guest Cottage, and 2 per cabin (High Tide, Ebb Tide, Low Tide) — 19 total.
- No pets, including Emotional Support Animals. ADA service animals are permitted.
- No smoking indoors. You may smoke outside but please be mindful of other guests and do not dispose of cigarettes in trash.
- No parties or events beyond your registered group.
- No commercial photography.
- The wood stove in the Laughton House living room is not available for guest use per our insurance policy.
- Please do not sleep in the living areas of any unit — couches, daybeds, and futons are for lounging only.

QUIET HOURS
- Please keep noise down between 9:00 PM and 8:00 AM out of respect for neighbors.

PARKING
- The property has designated parking spots for each unit. When you book the entire estate, all parking spots are available to your group. Please only park in the designated spots — do not park on the grass, road, or in unmarked areas.
- Laughton House: In front of the `Laughton House` sign (left side of driveway, 2–3 cars stacked) plus one spot by the `#4 Main House` sign.
- Ocean Breeze `Guest Cottage`: Designated spot on right side of driveway.
- Cabins: Designated spots in the cabin parking area to the left of the main house, identified by cabin name.
- Wheelbarrows are provided near the cabin parking area for transporting luggage to the cabins (~75 yard walk).

BBQ & OUTDOOR AREAS
- Do not move the Main House BBQ from its location (must stay 10+ feet from the house). Cabin BBQs are directly outside each cabin. Clean all grills with the wire brush while still hot after each use and turn off the gas at the tank. A $50 cleaning fee applies per grill left dirty at checkout.
- There is a shared fire pit between the cabins — feel free to use it but please keep noise respectful.
- Please enjoy the Laughton House balcony, but for safety no more than 8 people on the upper balcony at a time. Please do not lean on the railing.

HEATING & COOLING
- Laughton House has Nest thermostats (dining room + master bedroom). Please set to Eco/60°F when leaving. AC unit in the living room — set to Eco/75°F when going out.
- Cottages and cabins have portable heaters and fans only (no central heating or AC). Please turn off heaters when leaving the unit.

WATER
- The entire property runs on a shared well that can run low during summer droughts. Please conserve water across all units — showers at Pemaquid Beach are a great way to rinse off and save water here.

PLUMBING
- We have a sensitive septic system. Please only flush toilet paper in all units — no wipes, feminine products, or other items.

TRASH & RECYCLING
- Laughton House: Trash & recycling pickup is on Tuesdays. Please bring bins to the curb Monday night or early Tuesday morning and return them after pickup.
- Cottages & Cabins: Place trash and recycling in the bins by the shed (not the ones behind the main house).

DISHES
- A $50 fee applies per unit if dishes are left dirty at checkout. If using the Laughton House dishwasher, please start it early enough to empty before you leave (a cycle takes about 2.5 hours).

EARLY CHECK-IN
- We can sometimes accommodate early check-ins for a $50 fee per unit. Please reach out on the day of your arrival to check availability.
