(ONLY 31 DAYS OR LONGER RENTALS) 1st floor unit with a large private fenced patio, 1000 sq. ft. One garage parking spot. Sleeps 4-6, one king bed and two twin beds. (LR queen fold-out couch sleeps two people). Third unit from the Boardwalk (100 ft. to the ocean sand). Patio faces south and gets sun all day long. Partial beach area view from the patio. WIFI, beach chairs and towels, boogie boards and sand toys for the little ones.
718 Balboa Ct., is a Quiet Family Area, no noise or voices that disturbs a neighbor is allowed, as units are close together in S. Mission Beach. Loud BBQs or conversations on the patio can disturb neighbors. There is a unit above and footsteps and voices do transmit to this unit. College students and recent college grads are not a fit in this area. (5-star VRBO traveler rating and 40 years of age required to rent this unit.)
The kitchen, eating area and living room are an open area. Stacked Washer/Dryer in garage. Unit built in 1985, partially remodeled in 2016 but has bumps, bruises. The unit has stairs from the garage and is not ADA accessible and has NO air conditioning. No smoking in or around the unit. (30 night min. May 1, 2023 on.)

BEACHES The beach to the west on the ocean side is situated by Lifeguard Tower 10. It is the longest and widest beach in San Diego, which stretches from South Mission to North Pacific Beach. There is surfing, body surfing, volleyball, other beach games and surf lessons .The second beach and water area are on the bayside. This bay area is quieter, less windy and 150 yards to the east.
PATITO The front patio has a partial beach area view and is furnished with an umbrella table, 6 chairs, 2 lounge chairs, end table and a grill.
COOKING AND EATING AREAS Kitchen is stocked for basic cooking needs and BBQs. Indoor eating area has table and 5 chairs and there is also a kitchen counter with 2 stools. Patio has grill, patio table with umbrella and 6 chairs.
LIVINGROOM AREA LR has a fold out couch, two large chairs, coffee table and TV and Wifi.
BEDROOMS & BATHROOMS (Linens and towels are provided) 1st BR has a two twin beds, end table, lamp and closet. Bathroom across hall has a pedestal sink and small shower. 2nd BR is a master bedroom with a king bed and closet. Bathroom is ensuite and has a tub/shower and two sinks.(Currently to fill tub you must use shower spigot.)
SUPPLIES The house has linens, bath towels, beach towels, laundry, hand, dishwasher and dish soap, toilet paper, a roll of paper towels and a kitchen sponge. Please note we do not replenish supplies.
PARKING There is one SMALL parking spot for a car or small SUV. The garage is: 8ft. wide, 19 ft. long and 7 ft. high. Large vans, large SUVs, Ford F-150 trucks or similar will NOT fit in the garage. Medium size SUVs, mini vans, small trucks and cars will fit, but it will be tight.
NO PARKING In the alley behind the Garage. There is street parking, but there is street sweeping every other day at 8-10AM, and you can not park on the street during that time. There is also an overnight parking areas across from the roller coaster, which is a 1/4 mile away, and next to the jetty.
CHECK IN/CHECK OUT TIMES Check in is 2PM on the scheduled arrival date. Check out is 10AM on the scheduled departure date. (Early check in and late check out may be granted based on availability.)

LOCAL ATTRACTIONS BEACH at OCEAN - Largest and longest beach in San Diego 100 ft. away, with swimming, surfing, body surfing and surfing lessons. BEACH at BAY - Quieter and smaller beach on bay with no waves 200 yards away. BELMONT PARK - Roller coaster, rides, pool, gym and attractions is 1/4 mile away. SEA WORLD - Water park shows and amusement park rides is a 5 minute drive. RESTAURANTS - At Belmont Park: Draft - with a great draft beer selection and good bar food. HOUSE RULES 6 Person maximum NO NOISE THAT BOTHERS NEIGHBORS, NO PARTIES, or LOUD BBQS. NO Guests or visitors allowed on the premises due to the close proximity of other units. (Guests may be allowed if pre-approved.) NO Parking in the alley behind the garage doors. NO electric car battery charging allowed. NO Smoking in the unit, on the patio, in the garage area or alley. NO Pets NO portable fire-pits on patio. (Violation of any of the above rules is grounds for immediate eviction.) Do not use fans while not in the unit. Fans cool people not the air.
NOT PROVIDED NO Air Conditioning, but opening all windows, blinds and front door, will cool the unit even in summer. Keeping all windows closed and the blinds drawn traps the heat in. Opening all windows, blinds and front door, will allow the ocean breezes to come in and cool the unit even in summer. There are some fans, but only use them while in the unit. No Bathrooms fans. No Bikes. No Fireplace, as it is inoperable. No shampoo or lotions provided.
NOISE, RAIN, CLOUDS Planes take off from San Diego Lindberg Field Airport and fly over Mission Beach so you will hear plane engines flying overhead. The units in south mission are very close together and you can hear conversations from the neighbors while on the patio and in your unit. You will also hear footsteps from the unit above due to a lack of a subfloor between the units. Rain possible November to March and coastal cloud layer possible May and June.

We wanted a well maintained, affordable property near Mission Beach which would accommodate our family of five. This property was ideal! Beds and living space were very comfortable.
We loved this stay. The location was great and it had pretty much everything we needed. The only thing is there was no air conditioning and the fans were SO old and did not work well. We spent most of our time there sweating like crazy.

This is a great property located only a few doors from the beach. It’s a nice quiet neighborhood. Perfect for family or small groups. It’s easy to walk or bike to anything you need. The owner is very accommodating and responsive.

Cute location. Loved how close we were to the beach
cozy beach house. The only issue was the upstairs guys who were enjoying way to much spring break. We could hear thrir conversations and when the bars let out and they returned to beach house they were loud and obnoxious.

The weren’t spring break kids as I don’t allow spring breakers. They were sand volleyball players from Northern California.
Anyway, I apologize for the inconvenience and will give you the upstairs unit for the price of the downstairs unit, if you ever want to return.

Nice stay
Nice house with privacy and room to relax. A bit noisy when people are upstairs, but I'm sure there is nothing that can be done about it. It wouldn't hurt to provide a king bed with more than a bed frame in the master bedroom. Bed easily slides around. Bedsheets had a hole in them. Love the living room, kitchen, and dining areas. Nice bathrooms too. Could use more beach towels.

Thanks for the input, bought new sheets for the beds.
We were a group of 3 and just wanted to go somewhere cool. This was a perfect spot a few houses off the ocean. This time of year, Mission Beach was pretty unbusy during the week. The TV and wi-fi worked great (one couch potato in our group) and we enjoyed riding our bikes all over. There were fans in each room and we used them if we were home in the afternoon. And I loved that hooks were everywhere! Dave was a very responsive host. We thoroughly enjoyed our (way too short) stay.

Good location and responsive owner
After staying for 8 weeks, and enjoying the area and location of unit, these are my reviews.
Noises,...the remarks from Owner in overview, are very accurate. The unit upstairs sleeps up to 10 people and when rented, You do hear inside movement throughout the morning, day and nights. The planes are constaint and do interfere with telephone connections...all no fault of the owners, unless better insulation put in! Owner was very responsive to day to day concerns, when they occurred.

In January and February of 2018 a group of home owners in South Mission Beach complained to the San Diego Airport Authority and obtained changes to the flight routes. The planes now take off farther to the south and the noise has diminished. You will note the difference when you return for your January 2019 reservation.
My family and I loved staying at this property. It was cozy and had almost everything we needed. I was thrilled to see that they had plenty of towels, and annoyed later to find out the teens were using a new towel with every shower (sorry about like every towel being used David).
Host was responsive, and everything worked the way it should.
The only 2 things we felt would be incredibly helpful to have supplied to make it a perfect stay were a laundry basket and games/cards. With the washer/dryer being in the garage that you have to go outside to access, a laundry basket would make it so much easier. And games-I think there was one maybe. We don’t like to watch tv on vacations if we can help it, but without games, we ended up with it on once or twice.
But the garage full of allllllll the beach gear was so so so so nice to have.
To address the concerns about no bathroom fan/needing a deep clean. It’s a beach house, not a beach palace. I wouldn’t suggest this house for a fussy person. But if you want to go enjoy Mission for a while, it’s a great little house, but is far more spacious than pics reflect.
Bonus:the master pillows were seriously amazing. I forgot to look at the brand but gosh I loved them. And the bed didn’t make my back hurt at all. I have 3 mattress toppers and an adjustable base at home, so, I’m particular, haha. It was awesome.

Trotz der Lage nicht zu empfehlen!
Leider war die Unterkunft sehr dreckig und die Möbel sehr alt und abgewohnt. Das ganze Haus müsste renoviert werden.
Der Staubsauger war so schwer und alt, dass er kaum zu manövrieren war.
Nachdem wir die Möbel und Teppiche in der Wohnung weggeräumt/weggeschoben und alles von Grund auf gereinigt hatten, fühlten wir uns etwas wohler. Die Schlafcouch im Wohnzimmer ist allerdings nach wie vor so dreckig, dass eine Staubwolke entsteht wenn man oben an der Rücklehne drauf klopft. Diese muss ausgetauscht werden, das ist wirklich unzumutbar.
Die Kommunikation mit den Gastgeber war nicht ideal. Er wollte mit uns wegen unserer Beschwerden wegen des Drecks sprechen, kam aber nicht vorbei. Sehr schade. Zumindest die Reinigungsgebühr zum Schluss (175$) hätte er erlassen müssen!
Leider ist die Wohnung auch sehr hellhörig. Wenn Mieter in der oberen Wohnung sind, hört man jeden Schritt.
Die Lage der Wohnung haben wir sehr genossen. Ein Katzensprung zum Strand und eine schöne Terrasse.
Wir würden nicht noch einmal hier wohnen wollen, sondern uns eine andere Wohnung in der gleichen Gegend suchen.
Rental was clean and well equipped. The owner was very helpful and easy to contact. We enjoyed the short walk to the beach and that it was quiet at night.
This property is prime mission beach real estate without the mission beach price tag. Steps from the beach and a few short blocks from restaurants and night life. Easy check in and check out. Stayed with my husband and children, everyone was happy. Will definitely rent again!
Awesome location and great layout. Tip is that the lifeguards suggest walking past lifeguard station 10 and swimming near the main station (1-2 minutes further on the beach) for safer swimming.

However, while true for your stay this April safe swimming can change based on ocean currents. Check with lifeguards daily as rip currents can occur and change the safest swimming areas.

The location was great and the property was in very good shape. The only difficulty we experienced was it is a two level home and the renters above us were a little too loud early in the morning and the floor was not very sound proof. I would recommend this place if you were going with another family you know where you can rent the entire home to hangout together.
Great location on the quiet end of Mission Beach-- 65 steps and you're on the beach. Good communication from the owner-- we had an issue with the garbage disposal and it was fixed within 24 hours. The house was roomy and the patio was beautiful, sun all day long. Some things could use upgrades/ updates: the pillows were old and lumpy, the bedding was low quality polyester and not comfortable. Overall, a 5-star stay and we would not hesitate to book again.
What a great location. Home had everything we could need for a fun week at the beach.
Bed was comfortable, teens enjoyed having their own bathroom. 2nd bathroom is a real plus! Kitchen had most everything you could need, many things had been recently replaced. The patio is so peaceful and you can hear the waves while having your coffee.
This is a down stairs unit but the folks above us tried really hard to be quite, and it was appreciated!
At this price point I was more than pleased with our stay and would stay again.
This house was so comfortable for our family of 4 and pup. Twin beds for the kids, nice large patio, SUPER close to the beach and boardwalk, lots of beach toys and chairs, and everything we needed for a relaxing stay. The owner was very helpful and responsive. We loved our visit!
Location is perfect. House was clean and well stocked with a wonderful patio area. Garage was also easier to get into than I had anticipated. Overall it was a wonderful get away with friends.

Great location but the property needs serious upgrading. Bathrooms especially. I know it’s tough to own a place at the beach but many things were subpar considering what we paid. Invest in some decent dishes which would cost next to nothing at IKEA or homegoods. Towels were new and nice. Sheets and living room rug were really bad. And finally, no AC and the fans did not work. Bad. Ring your own fans.
