Enjoy beautiful Boulder from the best location in town. We are located right in the center of Downtown, so a walk to Folsom Field to catch a CU Football Game, a stroll to Whole Foods, or a walk to Brasserie Ten Ten for happy hour are equally convenient. Being located on Pearl Street means you will not walk hills going to and from the Pearl Street Mall.
This spacious suite features a private outside entrance, full kitchen, microwave, refrigerator, coffee maker with timer, thermostat controlled gas fireplace/stove, slate, glass block and tile full bath, washer and dryer for laundry, living room with a large flat screen TV, complimentary wi-fi and a king-sized bed.
Two people maximum and absolutely no pets. Please do not ask for exception.

This home was full of character with all of our basic needs met! The location was very convenient, just a short 10 minute drive to mountain hikes and a 5 minute walk to the Pearl Street Mall.
Perfect location and just what I needed for a long stay to meet my new grandson! This sweet little cottage had every necessity. Lots of clothes hangers, drawers, etc., big and bright bathroom, and very convenient parking. Brad was extremely responsive and answered all my questions promptly. I’ll definitely be back!
This was a great place to stay for graduation weekend. It was within walking distance of Pearl Street and there were many other restaurants not too far away. The bed was very comfortable and there was plenty of closet space. We liked that there were several big mirrors to use to get ready. The bathroom was a nice size with plenty of towels and wash cloths, but no shampoo or conditioner (which was fine for us because we had our own.) We would definitely stay here again.
Overall, a very nice place to stay. The location was great and we had everything we needed.I left four stars overall because the smoke detector kept going off in the beginning and we had trouble contacting the host because of the Vrbo app. Communication seem to be glitching.

Three of the nine windows in the unit are operable. The remaining six windows are not operable by design.
I know of a few more expensive accommodations where all of the windows are operable and would be happy to recommend them for your next visit.

Cozy, Comfortable, Clean, with a Great Location
I spent a week here to drive to day hikes in Rocky Mountain National Park. Being near Pearl Street is great. Restaurants, Bars, Shops, Bike Rentals. And Brad is a very personable renter.

Excellent - Perfect Location
We had a great stay here. It is so cute and the bathroom is gorgeous. Right in the middle of everything on 22nd and Pearl. We walked to the Pearl Street Mall, Whole Foods and loved having breakfast at Snooze! Super convenient location and the owners are GREAT to work with. No brainer - book this spot.

Convenient, Clean and Comfy
Thanks, Brad, we found this clean, comfortable unit perfect for our long weekend in Boulder. We enjoyed hiking and biking during the day, walking Pearl Street in the evening and a comfy king bed to come home to! Our only recommendation would be a floor or wall lamp by the sofa for reading.

Excellent location
We rented the apartment from Brad for 10 days in may, visiting our daughter and son in law. The place was excellent, and the location the best you can get. Description from Brad, and pictures, are accurate for the place. It is close to everything in Boulder. I would recommend this to my friends, without a second thought.

Feel like a local in this cozy convenient apartment
I stayed here for 4 nights in July and it was fantastic! The unit is one of 3 in an adorable single-level multi-family home located in a quiet neighborhood within walking distance of Pearl Street Mall. The other units appear to have permanent renters. There is a parking spot immediately in front of the unit. Inside, the bathroom is huge and has a sunken tub with great water pressure and in-unit laundry. The bedroom has a nice king size bed that is very comfortable. They also had a hairdryer which I really appreciated. The full kitchen is stocked with cups, plates, etc. We arrived to fresh flowers and a nice note explaining the property. The property owner was always available and extremely accommodating after a reservation flub on my part. You can't beat the location at this price- it's convenient to everything and near some of the best restaurants and bars Boulder has to offer. We loved how cozy and at home we felt here. We hope to go back again!

The property was as listed - clean and cozy. 9 block walk to the Pearl Street Mall so very easy to get to all the great restaurants in the area. Very much enjoyed and would stay again.
The location can't be beat for the price. I would have given 5 stars but 1. The wifi was terrible so DO NOT count on it if you have work to do. 2. Renters can't help that there is construction 3 feet from the bedroom window but they could forewarn you and let you decide. There was banging all day long. 3. Clean is relative I guess. The top of the fridge hasn't seen a cleaning in a long time. The house smells a little musty so bring air freshener. I would 100% recommend this place, even with the few minor issues.

Great location!

Convenient location just off Pearl Street
Worked well for us while we were in Boulder for granddaughters’ graduation. Appreciated the good lighting in the house, the excellent TV (NBA playoff time!), driveway parking, ample drawers, hangars, cupboards for our belongings. Kitchen is minimal but is equipped with good quality small appliances and all kitchen basics. With family staying elsewhere and so many great restaurants on Pearl Street and environs, we didn’t use the kitchen much at all.

Awesome little hidden bungalow
We loved having this place as our home base for a Christmas week visit to Boulder. Highlights were the cute little gas-fired ‘woodstove’, very nice bed, and washer/dryer! Hopefully they’ll fix the WiFi soon, but that was our only disappointment, and Brad kindly gave us a little refund to make up for the issue.
We’d also like to give a shout-out to Sandra, the property concierge. She is simply outstanding!

Location, location, location
We stayed in the Boulder retreat for CU Parent's Weekend. It is in a great location, within walking distance of lots of attractions, but especially the CU campus. Downtown Pearl Street could be a bit of hike for some people walking but is very close by car. The apartment itself is very homey and comfortable. Sandra reached out to make sure our stay was going well. Perfect for a couple and we would definitely book again.

Nice property in downtown Boulder
This property is a relatively spacious one bedroom. Kind of funky older space. Perfect for one or two people. Comfortable king size bed. Good location although several blocks to the part of Pearl where you start to get lots of restaurants. Very large bathroom with washer and dryer. Even though the one parking spot is shared there is plenty of parking out front. The only problem I had was I did not read the check out instructions until about an hour before I was to leave and it asked that I wash and dry the towels?? I texted the concierge my dilemma and got a scolding for waiting to read my check out instructions. I explained in all of my VRBO stays I have never been asked to pay a cleaning fee and do my laundry :) Also I would recommend that the owner purchase a blender :))

Why they chose this property
We love Downtown Boulder and this unit is located right in the middle. 22nd and Pearl is the perfect location because it is central with a 'no hills' walk home from The Pearl Street Pedestrian Mall. This is an older home and only three of the nine windows are operable by design. It is our humble cabin style in Downtown Boulder.
What makes this property unique
Location, location, location! We love to walk out and do dinner on the town or grab coffee at a local shop, and this property is perfect for this.
